Apartment Maintenance Supervisor - Experience Required
We are hiring a full-time Maintenance Supervisor at our property located in Alabaster, Alabama

The qualified applicant will have 3-5 years of verifiable work experience as a Maintenance Supervisor in the apartment industry.
Primary Responsibilities, but are not limited to, the hands-on maintenance of the community, including overall inspection, repair and general maintenance of apartments and another interior/exterior areas. Acts as a “team leader” for the maintenance staff; delegating, supervising and directing the work of the maintenance department. Ensures all maintenance members comply with the schedule of completing work in a timely manner.
Primary Responsibilities:
- Walk units before and after work are completed to ensure vacant are in market-ready status as scheduled.
- Ensures that the maintenance staff is performing to GWR Management standards and service requests are handled in a prompt, courteous and efficient manner. Responds to resident service requests and concerns in a timely manner.
- Prepares or assists in preparing all market-ready apartments, which includes painting, carpet cleaning, general repairs, housekeeping, resurfacing, etc.
- As a team leader, responsible for the training and supervision of the community maintenance staff. Typically involved with the Property Manager in hiring, interviews, training, and performance reviews of maintenance staff. Handles disciplinary problems and/or employee relations issues of maintenance staff.
- Completes regular community inspections. Prepares weekly and monthly status reports and all GWR forms.
- Recommends the repair or replacement of any interior and or exterior areas.
- Understands and adheres to the property budget.
- Works with the Property Manager in maintaining and monitoring the Budget Control Ledger.
- Performs various preventative maintenance functions. Records activity in the maintenance logs.
- Monitors the maintenance and upkeep of all mechanical equipment on the community including, but not limited to, water heaters, HVAC units, exterior lighting, commercial boilers, swimming pools, etc.
- Performs various maintenance functions such as electrical installations, pool maintenance, light carpentry/construction, re-keying, and mastering door locks, repairing furnaces and air conditioners, plumbing and appliance repairs, drywall and painting repairs, vinyl installation and repair, minor roof repairs, etc.
- Orders and controls maintenance inventory.
- Maintains open communication with the Property Manager and other community staff.
- Ensures that all maintenance staff follows safe work practices. Responsible for the proper use and care of all Company tools, equipment, and vehicles. Works along with the general maintenance staff in maintaining grounds and common areas and keeping them free of trash and debris.
- Performs on-call emergency service as required.
- May assist in monitoring capital improvement projects.
- Understands and complies with Fair Housing laws and standards.
- Attends and participates in training programs as requested.
- Assists with and attends community-sponsored resident activities and functions.
- Assists the Property Manager on special maintenance projects as necessary.
- Always represents the Company in a professional manner. Consistently maintains a professional, courteous attitude when dealing with residents, coworkers, and the public.
- Performs other duties as assigned.
A high school diploma or equivalent is required. A minimum of three years verifiable hands-on maintenance experience in areas such as plumbing, electrical, carpentry, HVAC, etc, is necessary. Supervisory experience is preferred. Excellent communication and interpersonal skills are required.
Hand tools normally used in construction, maintenance and landscaping. Power tools including circular saw, power drill, bench grinder, string trimmer, hedge trimmer, power floor cleaner, carpet shampoo machine, paint sprayer, power drain cleaner, chain saw, key machine, and all chemicals associated with maintenance and landscaping essential job functions.
Valid driver’s license and good driving record along with auto insurance required. Must be EPA or CFC Certifiable.
