Job Description:
Located in Chicago, IL, the Asset Manager is responsible for and has direct oversight of a national portfolio of acute care hospitals, post-acute facilities and loan investments. The Manager is tasked with the proactive oversight of the portfolio, operator & property-level performance, developing respective customer relationships, identifying portfolio level strategies and options to maximize value, assessing risk and identifying options to mitigate. This position reports to the Director, Healthcare and interacts cross-functionally with Ventas’s Senior and Executive Leadership Teams.

Responsibilities
  • Proactively identify and implement portfolio strategies, opportunities to drive performance and manage risk across a portfolio of triple-net leased acute care hospitals, post-acute sites-of-care, outpatient facilities, and healthcare debt and equity investments
  • Evaluate tenant and property operating performance (including operating and financial trends, understand variances, sensitivity and benchmarking analysis, and credit analysis of tenant and/or guarantor); conduct quarterly review of property and/or operator reforecasts and budgets
  • Develop and sustain meaningful relationships with operating partners, tenants, borrowers, and internal stakeholders
  • Maintain thorough knowledge and ensure compliance with lease documents, loan agreements, joint venture partnership agreements, and other operative documents; monitor tenant and borrower compliance and covenants
  • Visit operating partners, assets and markets to a) understand property and operator performance, b) assess property condition, c) understand competition and market dynamics, d) cultivate customer relationships, and e) identify potential redevelopment or other reinvestment opportunities
  • Prepare analysis, management presentations, and execute strategies relating to re-leasing, dispositions, lease workout/restructuring and other ad hoc analyses
  • Collaborate across various internal teams including legal, FP&A, acquisitions, internal tax planning, accounting, risk management and asset management teams for other business segments
  • Work with financial analysts and FP&A team to prepare monthly and quarterly internal and external portfolio operating reporting, and other ad hoc portfolio reporting and monitoring as needed
  • Follow industry trends, supply and demand dynamics (macro and micro), healthcare reimbursement and relevant regulatory environment; proactively determine and communicate implications for the portfolio
  • Provide leadership, mentoring and development feedback for team of high performing financial and business analysts to ensure success on both day-to-day activities and career progression; delegate tasks appropriately and ensure accuracy and timely completion of tasks
  • Proactively contribute to continuous improvement of the business segment; work with team leadership and peers to identify and implement process improvements

Qualifications
  • 5+ years of experience in finance, real estate or healthcare; real estate asset management and/or healthcare experience is preferred
  • Bachelor’s degree in finance, real estate, economics, accounting or similar business field; advanced degree a plus
  • Core knowledge of real estate, financial statements, accounting principles and financial reporting; real estate knowledge inclusive of legal documentation, underwriting, valuation, purchases/sales, leasing, and property operations; healthcare knowledge a plus
  • Strong communication, presentation, and analytical skills
  • Superior critical analysis skills with the ability to evaluate complex problems from a business and legal perspective and recommend well-reasoned courses of action in a concise manner
  • Ability to stay organized when working with many deadlines, time requirement conflicts, management pressures, and ambiguity in a fast-paced, team-oriented, and lean environment
  • High-emotional intelligence, strong interpersonal and relationship-building skills, and demonstrated integrity are imperative intrinsic traits
  • Microsoft Office proficiency, specifically in Excel and PowerPoint
  • Willingness to travel up to 30-40%
