The responsibilities of the Senior Project Manager will include coordinating and managing the development process and team on multiple projects. This role will work directly with the Development Manager, Principles and any partners as well as be a main point of contact with accounting, legal, lenders, contractors & architects. They will manage the creation of the initial project schedules and budgets, and monitor these through the entire development process. Additional responsibilities include managing capital planning and estimating, interfacing with lenders, coordinating the development program with the project manager, design team, landscape architects, interior decorators, and contractors. Additionally, the responsibilities will include review and selection of construction materials, planning and reviewing bid specifications, evaluating bids, and coordinating the project close out and punch list process. This role will also assist with Capital planning and estimating, provide back-up to the Development Manager when needed, vendor management and project accounting and approval tracking. Provide support on pursuit of new developments.


CORE RESPONSIBILITIES:

  • Demonstrates highest standards of personal and professional integrity, adheres to company’s policies and procedures, and complies with applicable laws, government rules and regulations.
  • Oversee the planning implementation of projects that are assigned. Inclusive of budget, scope, and schedule.
  • Establish the project tasks and the resources needed to implement the specific tasks while training the Project Managers on same.
  • Develop the project schedule in tandem with the Project Manager.
  • Oversee and establish process for the execution of the development strategy for assigned projects.
  • Coordinate establishment of the project tasks and the resources needed to implement the specific tasks with the Project Manager.
  • Review and approve the project schedule and initial budget of the Project Manager in tandem with the Development Manager and Accounting.
  • Lead the negotiation of all contracts with contractors, architects, for third party professionals and consultants, while training Project Managers Company contract forms.
  • Coordinate the Company’s participation in Design & Owners, Architect & Contractor (OAC) meetings and establish the reporting process for communicating and documenting the progress of the project to all stakeholders.
  • Responsible for providing solutions to mitigate any risks that involve either budget concerns and/or schedule concerns.
  • Monitor and report on progress of the project to all stakeholders by scheduling biweekly or monthly conference calls.
  • Manage the review of recommendations on all General Contractor bids and approve final selection.
  • Negotiate all contracts relating to the project and determine value engineering opportunities.
  • Present biweekly reports defining project progress, contingency issues, schedule issues and issues that affect operations of the Projects.
  • Oversee the closeout process and ensure seamless transition to operations and provide specifications with samples as relevant, warranties and contact information of vendors and installers.
  • Other duties as assigned.

QUALIFICATIONS:

Education:

  • This position requires a Bachelor’s degree (B.A.) in Real Estate Finance or related discipline from a four-year college or university or equivalent professional knowledge and/or work experience.

Experience:

  • 7-10 years of project management or construction management experience in hotels or apartments.
  • Direct work experience in project management of projects over $1M.

Skills:

  • Excellent oral and written communication skills.
  • Outstanding attention to detail and proofreading skills.
  • Ability to multi-task and coordinate a large volume of work.
  • Good organizational and time management skills.
  • Experienced with training and supervising a team.
  • Proficient in Microsoft Office products with advanced Excel proficiencies.
