Maintenance Technician for the Akron Ronald McDonald House located at 141 West State Street, Akron, OH.
to support the efforts of the Ronald McDonald House Charities of Northeast Ohio, Inc. This is an hourly part-time (20 hours per week) position. These 20 hours could be scheduled in several ways during the timeframe of Monday-Friday between 7:00 a.m. and 3:00 p.m. This position reports to the Facilities Manager.
Under direct supervision, this position completes preventive maintenance, troubleshoots, inspects, and performs basic repair work throughout the facility. This position is also responsible for floor care, painting, and cleaning assigned areas of the facility.
In the spirit of teamwork, this individual interacts in collaboration with RMHC NEO staff and volunteers to provide support and assistance in the fulfillment of their goals and objectives.
JOB RESPONSIBILITIES:
- Conducts all activities in a manner consistent with the Mission, Vision, and Core Values of the organization.
- Performs basic preventive maintenance or unexpected repairs in various maintenance areas, including, but not limited to:
- Painting - Prepares areas to be painted by cleaning the surface, filling holes, removing nails, removing switch plates and electrical outlet covers, performing drywall repairs, removing scuff marks, painting walls, etc.
- Carpentry - Uses hand and power tools to repair cabinetry or doors and installs hardware, closers, hinges, shelving, etc.
- Electrical - Replaces or installs light bulbs.
- Plumbing - Troubleshoots and repairs basic water leaks or clogged pipes/sinks, etc.
- HVAC - Performs preventive maintenance such as changing filters and cleaning equipment; troubleshoots unexpected issues, etc.
- Performs daily, monthly, semi-annual, and annual House scheduled checks and creates a list of items in need of repair.
- Cleans the interior of the building, including but not limited to hallways, sitting areas, kitchen, office areas, restrooms, bedrooms, windows, etc. Sweeps, mops, and vacuums hallways, rooms, offices and vacant rooms when needed.
- Performs cleaning of hard floors and deep carpet cleaning as needed.
- Dusts, polishes, and waxes objects and surfaces as needed.
- Collects trash and recyclables throughout the House and ensures proper disposal.
- Responds to emergency repairs and clean-ups promptly.
- Keeps the House storage and tool room areas organized and clean. Maintains inventory of maintenance and cleaning supplies.
- Maintains the outside premises and makes sure all trash is removed from entrance ways and around the House. Shovels and salts dumpster area and all walkways leading to and from the building during the winter months as needed.
- Assists in the completion of maintenance and housekeeping work or projects as needed.
- Maintains acceptable log of planned and executed maintenance activity.
- Administers the Computerized Maintenance Management System (CMMS).
- Performs a variety of data entry and document scanning tasks.
- Establishes priorities for managing own work while staying on a focused, efficient path for achieving results.
- Acts as organizational ambassador and presents a positive image of RMHC NEO.
- Performs other duties, as assigned.
EDUCATIONAL REQUIREMENTS & WORK EXPERIENCE:
- High School Diploma/ GED required. Vocational or trade school certification a plus.
- 1-3 years of prior maintenance experience a plus.
OTHER QUALIFICATIONS:
- Basic understanding of painting, plumbing, electrical and carpentry trades preferred.
- Ability to use, or learn to use, hand and power tools needed for the position, such as but not limited to saws, drill, circular saws, plumbing hand tools, screwdriver set, etc.
- Must be able to use vacuum, rug shampooer, mop, washer/dryer, and other common household appliances.
- Basic computer proficiency, including familiarity with all MS Office products (Word, Excel, Outlook, & Teams), internet navigation, and database software. Ability to learn organization-specific software.
- Must be able to effectively and productively work with people of very diverse economic, cultural, and administrative backgrounds.
- Must have a valid driver’s license and possess reliable means of transportation for local travel.
WORKING CONDITIONS AND PHYSICAL EFFORT:
- Regularly required to stand for extended periods of time.
- Frequently required to bend, climb ladders, reach with hands and arms, balance, stoop, kneel, crouch or crawl, use hands to finger, handle, or feel objects, tools or controls.
- Vision abilities required by the job include close, vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus.
- Occasionally required to walk and sit to perform administrative tasks.
- Regularly required to lift and/or carry up to 55 pounds.
