Essential Duties:

• Keeps abreast of area’s market to successfully sell apartment housing to prospective renters.
• Strategically caters each sales interaction to target client’s preferences.
• Implement creative sales techniques and exercise relationship building with prospects to achieve high occupancy, meet sales goals, and encourage resident retention.
• Provide feedback to managerial team to ensure optimal day-to-day sales operations.
• Acts with urgency during tours and calls, follow up in order to close sales.
• Understands current market forecast including competitor performance and offerings through conscientious monthly market survey completion.
• Responsible for outreach marketing implementation as directed by managerial team.
• Processes all move-in applications and sign all leases with new residents.
• Process monthly re-certifications and sign all leases.
• Prepare and distribute move-in gifts/packets.
• Assist with other projects as requested by managerial team.
• Creates positive, welcoming, supportive environment for co-workers, residents, visitors, and property associates.
• Responsible for entering daily activity in Onesite/Realpage.
• Treats all interactions with residents, visitors, and employees as an opportunity.
• Acts with solution-driven urgency and compassion to all client needs.
• Complete maintenance call backs and complete outstanding work orders in Onesite/Realpage software.

Essential Qualifications:

• High school diploma (or equivalent education) required.
• Bilingual in English and Spanish languages.
• Section 42 or HUD experience preferred.
• Excellent time management, organizational and written skills.
• Enthusiasm, good attitude, trustworthiness, personal integrity and honesty.
• Good human relation skills demonstrating the ability to deal with residents, peers and supervisors.
• Able to work in fast-paced environment while remaining conscientious and adhering to policies and procedures.
• Knowledge of computer software specifically Microsoft Office suite. Ability to learn property management software (Onesite/Realpage) quickly.
• Must have a valid driver’s license and pass criminal background check.
• Weekend coverage will be required
