Here’s what you can expect in the role as a Government Loss Mitigation Licensed Specialist II:

The Government Loss Mitigation Licensed Specialist II position exists for loss mitigation and disposition efforts on loan types including FHA Title II, Fannie Mae, VA, and USDA.

Job Duties:

  • Passes Mortgage Loan Originator (MLO) NMLS national exam, as well as applicable state exams that are required to fulfill a primary responsibility of this role.
  • Maintains licenses on an annual basis by successfully completing a minimum of 20 hours of continuing education each year.
  • Continues education by acquiring additional hours on state specific regulations.
  • Communicates credit decisions to borrowers who are delinquent or facing an imminent financial hardship.
  • Manages accounts that are either delinquent or are facing an imminent hardship.
  • Collaborates with the respective GSE entities’ counselors and Program Specialists to ensure loss mitigation program rules and guidelines are followed regarding loss mitigation efforts.
  • Performs underwriting and decisioning of loss mitigation requests, successor in interest (SII) application review, and reports monthly data on defaulted loans to insurers.
  • Works with external parties such as various modification companies, appraisers and realtors will be common.
  • Assists underwriters with debt and budget calculations.
  • Orders title searches and completes loss mitigation post audits to ensure adherence to quality assurance and fair servicing standards.
  • Communicates with internal departments within Vanderbilt Mortgage and Finance, Inc. as accounts are followed through the loss mitigation, foreclosure, conveyance and claim processes.
  • Performs other duties as assigned.

What you’ll need to qualify:

  • High School diploma or equivalent required, college degree preferred.
  • 2-4 years’ experience required.
  • Basic computer skills with ability to type at least 25 wpm.
  • Ability to communicate effectively and efficiently via phone, email, and person to person.
  • Capability of gathering facts accurately, analyzing causes, evaluating alternate solutions, and arriving at sound conclusions on action to be taken.
  • High sense of urgency to complete work in a timely manner.
  • Ability to manage multiple and/or conflicting responsibilities.
  • Great attention to detail and organizational skills.
  • Ability to work in a team environment.
  • Working knowledge of Microsoft Office and AS400 system a plus.
  • Some experience or knowledge of HUD and GSE mortgage loans.
  • Familiarity with CFPB regulations, as well as experience working in loan servicing, including Collections, Default Servicing, or Government Loan Servicing is a plus.

  • Must be able to remain in a stationary position 75% of the time.
  • Constantly operate a computer and other office productivity machinery, such as a telephone, calculator, copy machine, and computer printer.
  • 90% communication methods completed over the phone. Must be able to exchange accurate information at all times.
  • Ability to identify and assess account status and determine appropriate process.
  • Constantly works in an indoor temperature controlled, sealed window office environment.
