Job Title: Director of Property Services
Department: Property Management
Reports To: Senior Director of Property Services and Capital Projects
Works With: Directors, Regional Directors, Community Directors, Regional Service Directors, On Site Service Teams
FLSA Status: Exempt

Position Summary: Oversees Regional Service Directors and all property service operations within their assigned portfolio. Works directly with the training department to develop and track service team training curriculum and initiatives. Works directly with the recruiting department to help source talent for the service teams. Reports on inspections, manages service due diligence when needed and handles the strategic planning to improve efficiencies and growth of the on-site maintenance operations. Proactively identifies and works to resolve any site issues that may impede the property’s performance. Provides technical knowledge and input to assist on-site maintenance associates and subcontractors.

Essential Duties and Responsibilities include the following. Other duties may be assigned.
  • Works with Sr. Director of Property Services and Capital Projects to create and lead strategic planning to improve efficiencies and growth of service operations.
  • Regularly meets with and leads Regional Service Directors to ensure adequate support in all markets and ensure site team compliance with RangeWater standards, policies, and procedures.
  • Works closely with training department and Sr. Director of Property Services and Capital Projects to determine needs, develop, implement, and track service training curriculum and initiatives.
  • Works closely with the Recruiting department and Regional Service Team to oversee staffing throughout the RangeWater portfolio.
  • Ensures assigned Regional Service Directors are meeting goals and upholding RangeWater service programs and initiatives
  • Provides training and mentorship to service team associates. Maintains relationship throughout employment to ensure proper placement and career path.
  • Collaborates with Community Directors and Regional Directors to address and resolve performance or behavior issues among service team members.
  • Clearly and effectively communicates, both written and orally with executives and clients when needed.
  • Maintains strong relationships with maintenance vendors and subcontractors, to ensure performance is up to RangeWater standards
  • Participates in various project meetings and helps maintain records of project dates and costs.
  • Assures maintenance records, O&M logs, and other maintenance specific documents are properly administered and stored on site.
  • Must be able to meet predictable attendance and punctuality expectations and physical demands of the position complying with RangeWater’s policies and performance expectations.

Organizational Responsibilities:
  • Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s).
  • Practices proper safety techniques in accordance with Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues to appropriate individual(s).
  • Identifies areas for improvement and offers suggestions to improve the Company’s efficiency, profitability, and productivity.
  • Keeps abreast of current changes in technology, processes, and standards within the industry and area(s) of responsibility by attending internal and external training programs and by accessing other sources of information and applies knowledge and practices to area(s) of responsibility.

Work Hours (may vary by state or location): Company hours of operation are 8:00am-5:00pm Monday through Friday. Exempt employees are expected to adhere to the standard workweek schedule and work any hours necessary to perform the duties of the job. The property management department allows employees to utilize flex schedules in which they are permitted to arrive between 7:30am and 9:00am and leave between 4:30pm and 6:00pm respectively. Must be able to perform the essential job functions unaccompanied.

Education/Experience:
Working knowledge of OSHA standards and MSDS regulations. Four-year degree in a construction management, civil engineering or related degree from a college or university; A minimum of five years of related work experience; or equivalent combination of education and experience.

Language Ability:
Demonstrated ability to read, write, and communicate effectively; to comprehend and complete legal documents, financial models, construction documents, schedules and other industry standard documentation; and effectively communicate with capital partners, lenders, vendors, contractors, investors and C-level executives.

Math Ability:
Demonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percentages in order to complete financial records, and other fiscal reporting information.

Reasoning Ability:
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Able to deal with problems involving several concrete variables in standardized situations.

Computer Skills:
Demonstrated proficiency in Internet, word processing, spreadsheet, presentation and database management programs in order to complete required reports and employment documents. Strong proficiency in the use of Microsoft Office programs such as Word, Excel, Outlook, Power Point and Project. Ability to research, learn and understand new software, applications, and hardware and disseminate the pertinent information to other team members.
Certificates and Licenses:
Current valid driver’s license. EPA certifications, Type I and II or Universal for refrigerant recycling is preferred.

Supervisory Responsibilities:
Proven skills sufficient to hire, lead, direct, evaluate, and manage subordinates and team members, including specialists is required. This job requires the supervision and leadership of all the maintenance team members necessary to execute the maintenance and upkeep of each project.

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, copiers, and scanners. Incumbents may intermittently work both inside and outside of apartment buildings and in all areas of the property including amenities. Incumbents also may have exposure to outside elements, inclusive of project sites, where temperature, weather, odors, and/or landscape may be unpleasant and/or hazardous.

While performing the duties of this job, the employee is regularly required to use hands to finger, type, handle, or feel and talk or hear. Incumbents must be able to physically access all exterior and interior parts of the property and amenities and must be able to work inside and outside in all weather conditions including, but not limited to rain, snow, heat, hail, wind and sleet. Must be able to operate golf carts at properties with golf carts, walk extended distances and navigate stairs to multiple levels daily.
Incumbent must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
Routine, local travel may be required to attend training classes or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
Routine, non-local travel may be required to conduct training classes, attend meetings, participate in due-diligence, or other situations required to meet company or owner expectations.
