Area Manager Purpose:
The purpose of the Area Manager is to effectively manage and coordinate persons, activities and available resources in order to accomplish property objectives as set forth by the Vice President and the various property owners, in a manner consistent with Thrive Communities’ Values. These objectives will include maximizing occupancy levels and property values. In addition, the Area Manager will hire and train Community Managers and assist and oversee the hiring of other team members.
Area Manager Job Responsibilities:
Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.
Leadership
- The Area Manager must be results oriented and possess demonstrated performance leading large teams. They must meet deadlines and hold others accountable.
- They must understand who their customer is – both internal and external. They must have demonstrated success as a servant leader to their teams and be prompt responding to the requests of others.
- The Area Manager must be able to successfully get work completed through others. They must be able to delegate responsibility to others with well thought out direction and possess the ability to check in often to ensure the task is on track.
- Making high-quality decisions daily is required. The Area Manager’s must make decisions quickly and communicate them to the team in a timely manner. They must have the experience and tenure in management that they are able to make good sound business decisions.
- Be a trusted leader. The ideal Area Manager possesses and protects this quality. A trusted leader allows their associates to grow in their career, take ownership of tasks they are assigned and promotes their ideas. They handle tough conversations with grace and confidence, and they do not gossip with others
Financial
- The Area Manager will assist Community Managers in the formulation of budgets for each of their properties for the upcoming calendar year. The Regional Manager is responsible to ensure that each Community Manager is staying within the established budget guidelines throughout the year.
- Oversees the property operations of multiple properties. These functions include but are not limited to rent collections, office operations and adherence to Thrive guidelines, and expense control and owner authorizations.
- Looks for ways to improve property operations and involves the property ownership in value add conversations.
- Works with the property owners to ensure necessary non-routine and capital work is completed at high standards and within the given budgeted parameters.
Personnel
- Hires, trains, empowers, motivates, supervises, disciplines (including appropriate documentation) and terminates key on-site staff, as needed. This includes new employee orientations, annual performance reviews, and instructing and advising on-site staff of employee procedures and guidelines.
- Conducts on-going training with office staff; e.g., marketing activities, leasing paperwork, workplace safety, and any other type of training that may be needed on a daily basis.
Administrative/Office
- Ensures that lease files are current and complete. Performs property inspections and audits as required.
- Responsible for office opening on schedule, condition of office and model apartments
- Attends scheduled home office meetings, usually held on a weekly basis.
- Completes and submits required reports to the home office and property owners.
Resident Relations
- Initiates and perpetuates a true sense of community.
- Maintains positive customer service attitude and insists that of their associates.
- Responds to resident communications in a timely manner.
Maintenance
- Physically walks and inspects property on a regular basis; Verifies condition of vacant apartments
- Completes inspections of common areas and maintenance areas as needed.
Marketing/Leasing
- Reviews market surveys monthly. Shops competition and is aware of neighborhood market condition.
- Maintains awareness of market/industry conditions and trends via trade publications, professional organizations, etc.
- Ensures the associates complete the required training and uses the Thrive Accountability Policy when addressing unfavorable performance.
Safety and Risk Management
- Reports all liability and property incidents to the home office and property owner immediately.
- Is familiar with and responsible for all Thrive and any property specific policies on Water Intrusion, Mold Mitigation or other health or building safety programs.
- Completes any pertinent safety inspections with the on-site staff. Ensures that the properties have monthly safety meetings.
General
- Performs any additional duties or tasks as assigned by the Senior Regional Manager.
Area Manager Qualifications:
- High School diploma or equivalent required
- Multi-site experience in on-site property management required; and must have background in supervision with a successful track record of accomplishments.
- Area Manager or Regional Manager experience in multi-family property management preferred
- Leadership and supervising experience required
- Experience with Yardi, On-site, and Microsoft Office
- Experience with creating and overseeing budget and property financials
- Ability to effectively communicate and build strong relationships with clients and associates
- Strong understanding of market conditions and trends
- Certified Apartment Manager (CAM) preferred; Thrive Certified Community Manager, participant in the Regional Mentorship or GROW Program
- Highly organized and detail oriented
- Minimum of 40 hours per week. Must be available evenings, nights and weekends for staffing needs and emergencies.
- Willingness to travel to properties in the portfolio. Must have valid driver's license and automobile insurance coverage.

Physical Requirements
- Stand and walk or sit alternatively depending on specific needs of the day. Estimate 60% of time is spent on feet and 40% sitting at desk.
- Have occasional need (33% to 66% of the time) to perform the following physical activities: Bend/Stoop/Squat, Climb Stairs, Pick up litter, filing, Push or Pull, Inspect and show property, open and close doors, reach above shoulder, inspect property, store/retrieve supplies
- Have frequent need (33% to 66% of the time) to perform standing and walking activities related to inspecting and presenting property.
- Constant need (66% to 100% of time) to perform the following physical activities: Writing/Typing, Corporate and resident communications, Grasping/Turning, Telephone, doorknob use, Finder Dexterity, operations of office equipment
