As an Assistant Manager, you are assisting with leading a team of professionals at one of our beautiful apartment communities. Your starting salary is commensurate to your experience. The Assistant Manager assists the Business Manager with directing the operations of the apartment community in a manner that will meet the goals of Hunt Pacific Management Corporation. The Assistant Manager has primary responsibilities including executing new and renewal leases, administrative duties as assigned and delivering excellent customer service to prospective and current resident. The position requires strong leadership skills, organizational ability, positive resident relations and excellent computer and bookkeeping experience.

Responsibilities include:

Operational/ Administrative

  • Participate in all operational matters including timely rent/income collections, resident relations, maintenance requests, move-out evaluation, and security deposit accounting.
  • Maintain property expenses within approved budgetary constraints by utilizing P.O. system, performing expense review, and providing capital improvement recommendations to Business Manager.
  • Communicate effectively, both verbally and in writing, to residents, team members and service providers. Be a team leader and set the example for excellent job performance. Be consistent and fair in all matters.
  • Be aware of and take immediate action on issues relating to safety. Always follow safe work standards and practices. Participate in monthly safety meetings with all team members.
  • Participate in routine property/apartment inspections, including preventive maintenance and annual inspection, documenting accordingly.
  • Always maintain communication with Business Manager. Immediately report on the following: Health and safety issues, building defects or deficiencies, mold issues, and employee issues. Seek approval of Business Manager and/or Regional Manager prior to taking any legal action.

Leasing and Marketing

  • Maintain high level of occupancy through effective motivation, keeping informed of market conditions, understanding competitive pricing, and utilizing appropriate marketing resources.
  • Ensure market ready community by daily inspection of models, office, and vacant ready apartments prior to opening and ensure common areas and curb appeal are as inviting as possible.
  • Proactively update all advertising channels.
  • Achieve financial goals by effectively qualifying prospective residents and verifying applications. Prepare lease documents and related paperwork.

Resident Relations/Retention

  • Promote positive, proactive resident relations by demonstrating a “firm, fair and consistent” manner in all resident contacts, keeping in mind the political and social impact of their decisions.
  • Always exhibit professional attitude and appearance and demonstrate a customer service attitude to internal and external customers and service providers.
  • Lead team to fully understand and comply with all company policies and procedures.

General Requirements

Demonstrate initiative, personal awareness, professionalism, and integrity and exercised confidentiality in all areas of performance. Projects a professional image and demeanor. Understand, apply, and comply with all company policies and procedures. Dependable vehicle and proof of driver license and automobile insurance.

Specialized skills, knowledge, experience, and educational requirements

  • College degree preferred, high school diploma required; prior property management experience of minimum 1 year; general office and bookkeeping skills; sales and customer service skills; public relations; computer literacy; detail oriented and organized; ability to interact effectively with prospects, residents, peers, and management.

Physical Environment

  • Office, grounds, individual units of apartment community. Frequent standing, sitting, walking, stooping, bending, climbing stairs, driving car, driving golf cart, and lifting objects up to 20 pounds.
