Position Summary:

The main focus of the VP of Operations is to oversee our entire short-term rental property management operations. The VP of Ops will work side-by-side with an exceptional team of General Managers and hospitality staff to innovate, automate, and streamline our existing operations to enable our explosive growth globally, while simultaneously delivering an outstanding quality of service to our investors and guests.

The perfect fit would be someone that is a scrappy hands-on executer, short-term rental management and technology specialist, comfortable working in high-performing teams, with a demonstrable track record scaling businesses in a high-growth environment and a “get it done” attitude.

This role is central to the entire company. As part of a high-growth startup, you’ll be expected to execute yourself “scrappily” with little to no resources, design innovative solutions, and then build a team to take over. This position entails a lot of hands-on execution before reaching scale.

Responsibilities:

  • Having ownership over Andes’s Property Operations division, helping build it in multiple markets and countries.
  • Being actively involved in the day-to-day property management operations. This often means jumping in and accomplishing tasks yourself to ensure success.
  • Setting up and furnishing all new properties and high-end vacation rentals through the coordination of vendors and staff, applying project management best practices.
  • Adjusting properties’ nightly rental rates to maximize the revenue each property generates.
  • Identifying new distribution channels (Airbnb, VRBO, etc) and integrating them to our platform alongside the CTO and engineers.
  • Working alongside the founders, translating the Andes business plan and strategy into OKRs and KPIs to track operational performance.
  • Setting preventative maintenance plans and quickly resolving emergency maintenance issues at properties with a team of seasoned General Managers.
  • Ensuring our revenue and cost targets are hit by setting budgets with market GMs, vendor negotiations, and anticipating high-season and low-season challenges.
  • Designing Andes’ global storage and logistics operation in multiple local, and international, markets.
  • Champion automation by implementing SOPs for all supervised functions and creating software solutions alongside the CTO to improve scalability globally.
  • Keeping up to date with new STR software solutions, implementing them, and ensuring proper use throughout the organization.
  • Cultivating and managing healthy relationships with strategic service providers, such as maintenance organizations, cleaning organizations, and software providers.
  • Monitoring and analyzing performance data from operations, aiming to introduce and execute initiatives to improve performance.
  • Monitoring STR regulations and news in every market Andes operates in.

Experience:

  • 5-7+ years of experience in owning and/or managing short-term rental properties.
  • Held mid- or executive-level operational management positions, such as VP Operations, Director Operations, Regional General Manager or similar, within a short-term rental management organization.
  • Furnished multiple short-term rental properties in a way that optimized the guest experience.
  • Created Airbnb listings that capture potential guests’ attention and reservation.
  • Has been responsible for adjusting a portfolio of properties’ nightly rental rates to boost revenue.
  • Been responsible for the budgeting and revenue management of a property portfolio P&L that exceeds ~$1M.
  • Originated, executed, and implemented projects that streamline and automated property operations, and reduce costs.
  • Hired, onboarded, trained, and supervised a team of greater than 5 employees.
  • Researched and implemented short-term rental management software solutions, such as PMS, CMS, and revenue management software, within an organization.

  • A Bachelor’s degree or higher from a reputable university.
