A Superintendent is responsible for various functions including, but not limited to:
- Performs in-depth reviews of drawings and contract documents (Specifications, Scope of Work proposal, etc.) to become familiar with the requirements of the project
- Works with Project manager to develop and maintain the project schedule to ensure timely completion of project deadlines
- Has the ability to fully understand the subcontractor’s scope of work
- Attends and participates in weekly coordination meetings with subcontractors
- Communicates the priorities of the project to the subcontractors and field staff
- Manages long lead items that need to be expedited through the project schedule process
- Communicates daily with the Project Team
- Works with the Project Manager in formulating the two-week look ahead schedule
- Assists the Project Manager with change order management in defining scope and schedule impact
- Makes schedule commitments and is responsible for meeting project completion dates and milestones throughout
- Ensures complete and accurate daily documentation of any work orders/tickets
- Reviews any time and material tickets for detail and accuracy
- Reviews direct labor timesheets, ensure proper coding and approves timesheets daily
- Submits any daily tickets to Project Manager
- Understands proper methods and sequence of installation and ensures compliance
- Identifies conflicts in construction process, evaluates possible solutions and their impact, and communicates to project teams for immediate resolution
- Ensures subcontractor has corrected all deficiencies identified by project team
- Understands and manages the building occupancy process
- Coordinates required inspections with local jurisdictions and maintains records of all inspections
- Performs quality control inspections for work performed and coordinates testing agency for soils, concrete, masonry, and or steel testing
- Manages the punch list and closeout process through Owner/architect acceptance and obtains client sign off
- Complies with and enforces company safety policy
- Maintains a clean, safe, organized job site and office
- Documents and emails pertinent construction stages with digital photos
- Knowledge of building systems
- Can oversee self-performed work by scheduling manpower, materials, and equipment
- Other duties as assigned
Aptitude/Abilities/Skills:
- We are looking for a flexible, detail-oriented team player with the ability to manage multiple tasks, produce quality work, and consistently meet deadlines, while keeping safety at the forefront of each activity
- Excellent listening skills and strong communication skills
- Ability to identify and resolve complex issues
- Effective participation in a team environment
- Proficient computer skills in Microsoft Word, Excel, and Outlook
- A strong work ethic and a “can-do” attitude
- Ability to read and interpret blueprints
Required:
- High school diploma or equivalent
- Five plus years of previous general construction experience
- Strong verbal communication skills to communicate with owners, design professionals, employees, co-workers, and inspectors
- Strong organizational skills – responsible for timekeeping, equipment tracking, quantity tracking, and input on schedule development
- Strong interpersonal skills – ability to manage multiple personality types to lead, motivate and teach crews while maintaining a harmonious work environment.
- Ability to read and interpret architectural, civil, and MEP drawings, specifications, and geotechnical information
- Experience with a wide variety of general construction operations, including earthwork,
- foundation systems, PEMB erection, structures, building systems
- Fundamental knowledge of MEP systems
Preferred
- iPad/Laptop basic skills
- Able/Willing to travel as needed
