Job Summary: The Property Condition Due Diligence Specialist works independently under the guidance of a Project Manager, largely focusing on performing field due diligence observations as well as preparing cost tables and report writing. This position adapts to change quickly and is comfortable on construction sites, at residential properties, and at commercial properties. Work may require independent utilization of prescribed methods, standard techniques, and practices to perform assignments, including field observations, roof assessments, cladding assessments, general building systems assessments, site assessments including asphalt, concrete, and landscaping, forensic evaluations, materials investigation, and assessments of interior and exterior finishes, fixtures, and equipment. The Property Condition Due Diligence Specialist will work closely with the Property Condition Review (PCR) Lead and PCR Report Writer, ensuring that all required information is disseminated quickly and accurately.


Essential Duties & Responsibilities:

  • Observe and document interior and exterior areas of buildings and other structures in order to identify areas of risk, such as water penetration, air leakage, condensation, items in need of repair/replacement, etc.
  • Observe and document site conditions and items in need of repair/replacement, etc.
  • Form an opinion on the condition of the structures, finishes, fixtures, equipment, etc., and provide direction to the client for their internal records.
  • Thoroughly document and make available all required information for preparation of preliminary reports, cost tables, and final reports.
  • Must be willing and able to travel overnight, up to 3 nights per week.
  • Deliver information to appropriate teammates within the prescribed time frame.
  • Develop relationships with clients and communicate timely and effectively.
  • Exercise judgment relative to performing work within the contracted scope and identifying when the work requested is beyond the scope
  • Identify opportunities to sell and perform additional work for clients and projects


Required Education, Experience and Skills:

  • High School Diploma required
  • 1-2 years’ experience in property condition review/assessment/due-diligence, architectural, engineering, construction, asset management, real estate, or a similar industry
  • Must be a service-minded professional that takes personal accountability and initiative in getting the job done while delighting our clients
  • Practical understanding of building systems, residential buildings, commercial buildings, site components and construction practices
  • Effective written/oral communication skills
  • Must demonstrate a commitment to quality, organization, attention to detail, and consistency in work product
  • Flexible, responsive, and confident multi-tasker able to work independently, handle multiple deadlines, and accommodate shifting priorities
  • Follows standard operating procedures/report template requirements
  • Can build rapport with clients, co-workers, and sub-contractors
  • Must have the ability to work well with and contribute to the team
  • Proficiency in Word, Excel, OneNote, and other Office 365 products


Preferred Education, Experience & Skills:

  • Bachelor’s degree in engineering, construction, or equivalent
  • EIT Certificate or equivalent for architecture, engineering, or other construction activities such as roofing, cladding, building systems, construction, waterproofing, asset management, realty, etc.
  • Specialized focus in 2 or more industry areas of technical expertise, i.e., roofing, building enclosure related performance, cladding, finishes, fixtures, equipment, concrete, asset management, realty, estimating, etc.
