What You Will Be Doing

The Construction Superintendent / Project Manager is responsible for all aspects of assigned projects and reports directly to the Director of Construction. The successful candidate must be a flexible and adaptable team-player, as well as have strong communication and client service skills. You will be encouraged to take charge and to make an impact by leading assigned projects from design through certificate of occupancy.

Project Assignment

The successful candidate will be responsible for managing ground-up construction of five (5) multi-family residential buildings located at two separate project sites in Chatham and Franklin Twp. They will begin their assignment by working on project bidding and contract award from Sterling Properties Livingston office.

Role and Responsibilities

• Receive, review, forward and track status of submittals
• Initiate, prepare, review, track and distribute RFIs
• Management of project permit process
• Prepare bid packages, review subcontractor proposals, conduct descope meetings, and award subcontracts to successful bidders
• Update construction schedule based on project team input, trade contractor progress and material deliveries
• Change management, including soliciting, receiving, reviewing, and preparing actions and change orders
• Track and inspect material deliveries
• Preparation of monthly owner project status reports, as required
• Coordinate project meetings with subcontractors
• Assist and/or complete project close-out
• Demonstrate commitment to an injury-free environment through own actions and mentoring others
• Maintain accurate contract documents
• Other duties as assigned

Required Skills

• Bachelor's Degree in Engineering or Construction Management is required or equivalent experience.
• Must have a minimum 5 years’ direct experience as Superintendent or Project Manager.
• Strong project management skills are required to control multiple tasks.
• Must have experience reading, interpreting, and understanding architectural engineering drawings.
• Strong written and verbal communication skills.
• Computer knowledge and efficiency is required, including MS Office (Word, Excel, PowerPoint, Project, etc.)
• Time management skills and organization skills
• Basic math/accounting skills
• Positive attitude, proactive behavior, and team player.
