We are currently seeking an experienced Regional Maintenance Supervisor to Supervise all maintenance, unit turns, and capital projects at our 4 Atlanta, GA properties.

Job responsibilities include, but are not limited to, the following:

· Manage the work order process to ensure all incoming work orders from tenants are handled appropriately and closed out in a timely fashion

· Oversee all unit turns – determine scope of work, supervise contractors and employees, and deliver completed units timely

· Strong leadership skills and the ability to manage a large team.

· Strong working knowledge of plumbing, electrical, carpentry, sheetrock & appliances

· Ability to supervise a Service team, inspect grounds, buildings & other community features, manage the turn-key operations & work directly with the Property Manager in the overall maintenance of the community

· Ability to delegate tasks to others

· Exceptional organizational skills & prioritizing workload

· Schedule and perform preventative maintenance tasks

· Carry out inspections of the property to identify and resolve issues

· Maintain amenities

· Check electrical, plumbing, and other systems in buildings to ensure maximum functionality/preventative maintenance

· Oversee all repair and installation activities to be sure work is done properly and efficiently

· Monitor and keep an equipment inventory and place orders/notify supervisor when something is needed

· Keeps shop organized and in good working order

· Monitor expenses and control the maintenance budget

· Together with Property Manager, manage relationships with contractors and service providers

· Keep maintenance logs and report on daily activities

· Ensure compliance with safety and health policies

· Make-ready scheduling/maintaining make-ready board exactly in Yardi and possibly in shop

· Hears resident complaints and resolves in the best manner possible

· Interact with tenants in a courteous and professional manner at all times

· Available for 24/7 emergency on-call service

Job requirements:

· A minimum of 5 years of maintenance experience at a multi-family property required, including at least 2 years in a supervisor role managing at least 500-units

· Solid understanding of technical aspects of plumbing, carpentry, electrical systems, facility machines, and equipment

· HVAC/ EPA certification required

· CPO Certification required

· Other degrees and certifications a plus

· High school diploma or equivalent

· Must have driver’s license and use of a reliable car.

· Basic computer skills

· Excellent organizational, leadership, communication, and interpersonal skills
