Morningstar Living is currently hiring a Maintenance Supervisor for our 86-unit (and growing) upscale older adult residential living community in Upper Nazareth, PA. The Maintenance Supervisor is responsible for the overall supervision of the maintenance and grounds team as well as conducting hands-on maintenance duties. This opportunity is a full-time salaried position with day shift hours and excellent benefits including health insurance, dental, 401(K) and a generous paid time off package. What will I do as a Maintenance Supervisor?

• Maintain and supervise the maintenance order system including receiving requests and assigning staff to perform requested tasks.
• Perform highly diversified duties to install, troubleshoot, repair, and maintain all buildings and equipment.

• Manage equipment and tool warranty information to ensure all equipment and tools are properly maintained.

• Conduct daily rounds to identify opportunities for improvement.
• Provide scheduled and emergency repairs of building and equipment.
• Responsible for the ordering and control of supplies and parts.
• Assist in the hiring process and responsible for orientating, training, and supervising staff for the department.
• Oversee a grounds crew that is responsible for maintaining the outside grounds of Heritage Village and provide hands-on support as needed. This includes edging, mulching and weeding flowerbeds, mowing and trimming grass, leaf removal, or other duties as assigned and overall upkeep of the outside grounds.
• Responsible for managing and providing hands-on support of all snow removal responsibilities on the campus, including all private roadways, sidewalks, and other areas. This includes regular application of salt to assure safety on all walkways.
• Manage, maintain, and comply with all safety regulations for the community pool.

What do I need in this role?

• High school diploma or equivalent.
• Must have a current, valid driver's license in good standing.
• Must have, as a minimum, three (3) years' experience in a supervisory capacity, in a maintenance/plant-related position.
• Working knowledge of (1) HVAC, (2) plumbing, (3) electric, and (4) appliances for troubleshooting, services, and repair.
• Working knowledge of boilers, compressors, generators, etc., as well as various mechanical, electrical, and plumbing systems.
• Willing to work flexible hours including some evenings, weekends, and occasional holidays as needed.
• Basic computer knowledge with the ability to learn and utilize new technology systems to improve efficiencies.
• Strong oral and written communication skills.
• Must have the ability to read and interpret blueprints.
• Must be knowledgeable of rules, laws, regulations, protocols, building codes, and safety regulations.
• Valid or must achieve within six months the Certified Pool & Spa Operator (CPO) Certification, which provides knowledge, techniques, and skills for pool and spa operations.
• Valid or must achieve within six months the Department of Agriculture Pesticide Application Licensure.
