SUMMARY

The Leasing Consultant is a company ambassador between the public, tenants of the property and property team members. This position ensures that the property is maintained effectively for leasing activities, market community to prospective residents and complete screening policies for prospective applicants. They will oversee and coordinate the orientation of new residents and assist with performing office management and clerical tasks. They will preserve favorable relations with all property team members and prospective and current residents, contribute to a positive atmosphere in the office and portray a positive image of the company in your activities.

EDUCATIONAL REQUIREMENTS

  • High School diploma or equivalent
  • Bachelor’s degree is preferred

EXPERIENCE REQUIREMENTS

  • Minimum of 2 years’ leasing experience for conventional properties
  • Previous experience with marketing, sales, and or customer service
  • Valid driver’s license and current automobile insurance

SOFTWARE

  • Proficient with computers software, including but not limited to, MS Office (Word, Excel, PowerPoint, & Outlook)
  • Proficient with industry (property management) relevant software (Yardi) is a plus

KNOWLEDGE

  • Principles and processes for providing customer service
  • Principles and methods for showing, promoting, and selling products or services
  • Thorough knowledge of company and community policies, current rental rates of property, and lease related documents
  • Aware of all local community and area facts and statistics
  • Administrative and clerical procedures

REQUIRED SKILLS

  • Interpersonal skills for developing personal connections with prospective tenants, building a rapport with current tenants to give them personalized service and minimize turnover
  • Communication, including verbal and written skills, are essential to the lease development functions of a Leasing Consultant, including answering the tenants’ questions and expediting the lease application process
  • Attention to detail for managing all aspects of lease terms, including conflict resolution, move-in procedures and financial transactions
  • Administrative - General office duties including data entry, filing, answering phones,

creating memos, email correspondence

  • Analytical S- Ability to use statistical data to understand the community rental market, ability to determine resident turnover and reasons why residents are moving, ability to determine resident needs.
  • Coordinating - Ability to organize and maintain resident files, coordinate monthly

activities and maintain waiting list.

  • Creative - Ability to design flyers, calendars, bulletin boards, activities, and forms.

Ability to promote property through marketing and leasing efforts.

  • Leadership - Ability to motivate others and operate as a team; ability to take initiative; ability to handle emergency situations as applicable
  • Mathematical -Ability to calculate rent payments, rental prorates, calculate lease and ledger balances, special rates (i.e., pets, carports) and move-in costs.
  • Sales - Build relationships, negotiate effectively, strategic marketing and prospecting, customer service oriented

ESSENTIAL JOB FUNCTIONS

  • Meet potential renters and guide them on tours of available units
  • Ensure “model” or “vacant” unit/s are ready for show
  • Lease apartments at the highest effective rental level possible, while maintaining a strong customer service and satisfaction philosophy
  • Verify resident prospect application data and information and perform background checks, credit checks and other responsibilities to if perspective residents are qualified
  • Qualify potential residents prior to final application approval
  • Respond to resident request promptly and courteously and to help resolve resident issues and concerns
  • Following up on leads for potential renters
  • Keep residents informed of any changes to rental agreements or upcoming property issues
  • Complete lease documents in a timely and accurate manner
  • Maintain accurate and organized resident files in accordance with Company policy.
  • Enter all data relative to current and prospective residents in property management system, accordance with company policy
  • Inspect apartments homes prior to move-in to ensure market ready status
  • Assist in developing and maintaining a resident retention/renewal program in order to achieve optimum market rental increases, renewal conversion ratios and budgeted occupancy goals
  • Stay current with rental values and amenities of competitive communities
  • Handling the collection of rent payments, security deposits and application fees
  • Ensure community facilities such as mailrooms, fitness centers, and all other community areas are well maintained
  • Assist in preparing the competitive market survey report as needed
  • Participate in the coordination of community promotional sponsored events
  • Regular and routine onsite attendance
  • All other duties as assigned by the Property Manager or Regional Manager
