Job Title: General Manager
Job Summary: EMCOR Services, CES has an immediate need for a General Manager to oversee the day-to-day activities and strategic goals for our Special Building operations Division in Alexandria, VA
Much of the service and small construction projects will take place throughout Washington, D.C, Virginia, and Maryland. This position involves oversight of administrative and technical staff for successful financial operations of the division according to operational goals. The position also includes an emphasis on monthly financial review, quarterly forecasts, and annual budgeting processes. The right candidate must be able to work in a fast-paced environment with changing priorities
Essential Duties and Responsibilities:
Oversight of administrative and technical staff
- Support EMCOR National Accounts
- Lead highly technical trade staff in the execution of service work, fixed price, and time and material efforts.
- Provide backfill and surge support for all DMV EGS Site based work as a cost avoidance business unit.
- Provide direction and supervision to administrative staff.
Project and Customer Support
- Maintains open line of communication with client and staff
- Respond to Request for Proposals
- Estimate and supervise IDIQ projects
- Work with the customer to find mutually satisfactory solutions to difficult issues.
- Evaluates and ensures the efficient operation of the project, controlling operational expenses at a minimum level that is consistent with sound maintenance practices and contractual requirements.
- Supervise the negotiation and bids for construction and renovation contracts
- Maintains sufficient records, files, controls, procedures to insure management and work production.
- Maintains a strong safety program
Technical and Financial Responsibilities:
- Manage mechanical projects. Projects include hospitals, schools, hotels, commercial buildings, and industrial facilities.
- Manage turnkey HVAC equipment retrofit, DDC controls and new HVAC installation projects.
- Interface with clients, vendors, and contractors.
- Negotiate contracts and pricing.
- Prepare project bids, budgets, pre-planning, and close out.
- Track project quality, risk, resources, and procurement.
- Manage district business against departmental profit and loss goals.
- Prepares monthly updates to quarterly financial forecasts.
- Manage subcontractors and selected vendors.
- Provide customer training and technical support.
- Manage HVAC system verification, start-up, and commissioning
Qualifications:
- Must be a US citizen
- Proficiency is preferred with 10 years direct experience in the HVAC industry.
- Proficient in project and service work estimating, proposal coordination, and responding to Requests for Proposals.
- Ability to work with management systems and variety of skilled/unskilled, professional, administrative, and industry personnel.
- Experience and knowledge of office administration, reporting, budgeting and control, and business operations, purchasing, inventory control, fire, safety management.
- Must have mechanical estimating experience to prepare proposals, estimate jobs, ensure projects execute with a profit.
- Identification, estimating, and submission of change orders, and working with clients/customers to negotiate change orders is preferred.
- Strong experience with Windows and MS Office
- Demonstrate skill at developing and nurturing client relationships
- Excellent communication skills – verbal and written
