Community Manager- Lease Up (Domain at Chisholm Creek) Job at Rockwood Capital
Overview:
Rockwood Capital is looking for an experienced community manager with a proven track record, ideally with experience in new construction lease ups. As the community manager, you’re in charge of managing the budget, preparing financial income statements, hiring, payroll, overseeing and coordinating the turn schedule with vendors, invoice processing for payment, support for the assistant manager and leasing staff, lease file approval, oversee the maintenance team, marketing, and resident retention. Being a brand new community, the Manager will be responsible for preleasing, grassroots marketing efforts, new vendor set up, hiring a team, and working with the development and construction team with punch walks and warranty items.
Responsibilities:
- As a Lease Up Specialist, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management of a property during the initial lease-up
- As an onsite leader, you will supervise all aspects of the property and staff to ensure compliance with company policies and procedures, safety and fair housing guidelines, and liability concerns
- Work with the construction and development team initially on punch walks and warranty items.
- Hire, train, and develop onsite staff
- Complete weekly/daily reports
- Promote harmony and quality job performance of staff through support and effective leadership
- Ensure staff compliance and consistency with Company policies and procedures
- Achieve the highest possible net operating income through the implementation of effective cost control and revenue & leasing improvement; identify trends and recommend strategies and adjustments
- Monitor the timely receipt and reconciliation of deposits, rent collections, and charges to ensure submitted on a timely basis
- Monitor the timely receipt and coding of all vendor invoices
- Ensure property closeout is completed on time
- Ensure staff leasing techniques are effective in obtaining closure, follow up procedures met, signing/documentation of leases, and reporting systems are accurate and up to date
- Deal with resident complaints, concerns, and requests to ensure resident satisfaction
- Develop and implement resident retention programs (i.e., resident events, special promotions,, etc.)
- Marketing Management
- Monitor leasing/renewal progress
- Maintain thorough product knowledge of the property and competition as well as market conditions; review weekly market survey report
- Will head emergency team for the property; ensures proper response and handling of all property emergencies with staff, residents, buildings, etc. within company guidelines to minimize liability
- Maintain property appearance and ensure repairs are noted and completed on a timely basis (this requires regular property inspections and tours)
- Plan for and utilize property resources, equipment, and supplies economically (i.e., obtaining bids/pricing from vendors, suppliers, and contractors, dealing with inadequate service, etc.
- Give direction to and monitor maintenance and construction activities to ensure quality and expediency

Education
- High school education or equivalent is required; college degree is a plus but not a requirement
- Ability to fluently read and write English, accurately perform intermediate mathematical functions and use all on-site resident management software functions
Professional Experience
- Two years minimum experience as a Community Manager in the apartment industry or related field is required, experience with a Lease Up preferred
Licenses/Equipment
- Valid driver's license and current automobile insurance is required; position requires own vehicle to fulfill all of job’s functions

- Advanced experience in Yardi is preferred.
- Intermediate knowledge of MS Word, and Excel
- Ability to operate and understand personal computer functions and company utilized software packages
