Utilities Operator Job Description
The Black Seal Boiler manages 24-hour Power Plant operations of the Arizona Beverages plants which provides Steam, Heat, High Pressure Boiler, Chilled water, Ventilation and Hot water to two plants.
A major responsibility of this role is ensuring the safety of personnel through proper management of equipment. The Plant Engineer is responsible for maintaining site utilities, plant building & grounds maintenance/reliability. This position manages internal resources in the above stated areas, works with vendors and consultants as required, and serves as a technical liaison pertaining to electricity, water, natural gas and regulatory plant infrastructure.
Deliver overall Team results as it relates to utilities reliability, labor utilization, system performance, safety, quality, GMP's, and 5S sustainment. Individual is responsible for all utility improvements including, reliability, cost reduction, waste reduction, sustainability, safety, quality, sanitation, as well as ensuring compliance with established regulatory policies and procedures. This position is accountable for developing and communicating appropriate structure, work systems, standards, and associate capabilities to deliver the facility capital and energy control plans.
Monitors and adjusts temperature, pressure, water level and chemical levels daily. Perform chemical water analysis.
- Responsible for the operating and maintaining of all boilers, chillers, thermal systems and utilities piping.
- Keeps the boiler and chiller rooms and surrounding areas neat and clean.
- Responsible for maintaining all logbooks associated with boilers, chillers and thermal systems and their controls.
- Responsible for operating the boiler/chiller/thermal systems and accessories, hot water system, water softeners, and all pumps parts associated with the boilers/chiller systems efficiently.
- Performs all trouble shooting on boiler/chiller/thermal systems.
- Operates and maintains water softening system and chemical dosing system.
- Responsible for maintaining spare parts and consumable parts inventory.
- Responds to alarms and equipment failure, notification, and documentation.
- Responsible for operating: chillers, ARU, RTU, FCU, all pumps and valves, thermal system, water softener system, pumps, and AHU efficiently along with hot water system.
- Responsible for following all GMP and SOP regulations.
- Responds to emergency calls and works on-call schedules as needed (either during or outside of regular working hours).
- Performs daily monitoring of facility temperatures and immediately responds to any out of specification conditions.
- Operation and maintenance of facilities wastewater station and chemical handling
- Special projects. Other duties may be assigned at the discretion of Utilities Chief Engineer.
Specialized Knowledge and license:
- Working knowledge of electrical, HVAC Refrigeration, pneumatic, hydraulic, and other mechanical systems.
- Blue seal boiler operator licenses a must and at least one year experience
- Minimum 1 year related experience - must hold Black Seal license for high pressure boilers from the N.J Dept. of Labor, Office of Workplace Standards, Office of Boiler & Pressure Vessel Compliance.
RESPONSIBILITIES
- Operations, maintenance and troubleshooting of high-pressure boiler plant (3200BHP total).
- Provides for and oversees the provision of the proper supply of steam to the complex by starting up and regulating controls of boilers; ensures that daily equipment inspections are conducted, and meter readings in each of the plant is documented during all shifts.
- Assures the proper maintenance of the Utilities Plant and its equipment by performing or overseeing the installation, repair, overhaul, cleaning and lubricating, and by ordering required parts and replacements. Administers the preventive maintenance plan for the heating plant; documents necessary information and maintains accessible records and files in a secure place.
- Ensures the protection and safety of residents, employees, and property from harmful acts, hazards or interference by training boiler operators and scheduling regular rounds by the operating Engineers throughout 24 (twenty-four) hour operation. Must ensure safety of equipment as per New Jersey regulation.
- Makes suggestions to the Facilities Manager for Power Plant and equipment needs.
- Monitors the fire alarm system and keeps system files in a secure place.
- Takes responsible charge of the operation, maintenance, and testing of plant equipment such as boilers, pumps, fans, electrical equipment, heating and ventilating equipment, air conditioning and refrigeration systems, etc.
- Operates and/or supervises the operation of control consoles for building management and boiler management systems.
- Collaborates with PLC Engineers to troubleshoots problems with computerized controls, determining the source of the malfunction and taking necessary steps to resolve the problem.
- Is in responsible charge of operation, maintenance and repair of mechanical, electrical, and plumbing equipment in plant buildings.
- Working within budgetary guidelines; plans, allocates and maintains inventory and supplies for preventative and emergency maintenance needs.
- Prepares equipment and material requisitions, including specifications. Knowing how to complete vendor bids is required for operation, maintenance and/or repairs.
- May prepare scope of work for vendor contracts.
- Directs and evaluates studies of operating procedures for plant operation and maintenance.
- Determines and directs work procedures and prioritizes work in response to changing needs.
- Ensures compliance with all jurisdictional codes.
- Reads plans and blueprints.
- Mechanical aptitude for large equipment operations.
- Ability to be a team player as a part of the larger, overall Physical Plant services.
- Flexibility to do varied jobs and to respond to problems and emergencies as they arise.
- Ability to adjust to changing environment (inside/outside, poorly ventilated areas, dust, heat and odors).
- Experience in Power Plant/Boiler Plant operations. “Hands-on” experience with heating and utility systems.
