Emphasizing intensive fundamental research and an entrepreneurial approach to acquisitions, 60G focuses on identifying, purchasing, and repositioning value-add office and multifamily properties. The firm acquires and repositions properties in partnership with institutional capital partners. 60G is fully vertically integrated across 7 business lines: Acquisitions, Asset Management, Property Management, Construction Management, Design & Marketing, Leasing & Sales, and Finance & Accounting.

60 Guilders is seeking a Assistant Superintendent for a 210 Unit residential property comprised of 3 neighboring buildings in Brooklyn, NY. The Assistant Superintendent will work alongside corporate staff (offsite Property Manager) and a live-in Superintendent, and will be responsible for property maintenance, emergency response, and administrative tasks. The Assistant Superintendent will interact heavily with residential tenants and must always do so with courtesy and professionalism. The Assistant Superintendent will be expected to maintain high quality standards in maintenance and will report to the Superintendent onsite in the performance of their duties.

Primary Duties and Responsibilities

· Process work/maintenance orders via work order software

· Assist Superintendent in monitoring of onsite staff (security guards, porters, etc) in daily operations

· Perform daily property condition inspections to ensure that common areas and back of house spaces are properly maintained and functioning

· Perform and document move-in/move-out inspections; maintain records of same

· Identify third-party repair/maintenance needs; coordinate service calls with third-parties and Superintendent

· Monitor resident adherence to property rules and procedures (move-ins, trash, etc)

· Remain on-call and available to respond to emergencies during scheduled shifts

· Monitor building supply stock; issue purchase requests to Superintendent

· Report significant property events/issues to Superintendent

· Perform general maintenance on apartments during turnover (including but not limited to changing PTAC filters, changing lock cylinders, inspecting plumbing fixtures and appliances, etc)

Requirements:

· Background in residential &/or hotel building management preferred

· 2+ years in building engineering, tenant service coordination, or similar position preferred Ability to multi-task and work in a high energy, team-oriented environment

· Verbal and written communication skills

· Technical knowledge in HVAC, Plumbing, Building Systems, or related fields preferred

This is a FULL-TIME position with full benefits. This position will report to the live-in Superintendent and corporate property management staff (offsite).
