The Analyst - Building Automation Systems position within the Mechanical Services and Engineering Department will be responsible for providing technical support for and conducting on-site and remote monitoring of the District's Building Automation System (BAS). The BAS is a computer - based control system that controls and monitors a building's mechanical and electrical equipment. This includes heating, ventilation, and air conditioning (HVAC) in all Baltimore City Public Schools' facilities and school buildings for compliance. Responsibilities include monitoring, controlling and responsiveness to building control systems and operational alarms to ensure that system controls and HVAC equipment in all schools and facilities are operating efficiently.

Essential Functions
  • Provides remote automation service and technical support of HVAC controls to ensure operational efficiency of systems for all districtwide school and facilities buildings
  • Responds (on-site or remotely as needed) to BAS issues during and after work hours, as assigned by the BAS Manager
  • Maintains, routinely and remotely, the operation, diagnosis, and programming of various control system applications.
  • Identifies, diagnoses, documents, and modifies building automation system alarms.
  • Builds, maintains, and adjusts control systems across all building automation systems and servers as required.
  • Performs remote system backups, install appropriate updates and patches to the building automation systems when applicable.
  • Provides remote support for system-to-system and/or third-party equipment integration.
  • Provides remote assessment of building automation performance, system layout, potential difficulties, and service suggestions for on-site work, as required by Facilities Teams.
  • Provides support for continuous commissioning on assigned projects.
  • Verifies system functional performance to ensure proper operations according to shop drawings/sequence of operations, etc.
  • Performs system customization such as graphics editing, equipment relationship setup, and creating equipment summaries.
  • Assists with remote training and follow-up for staff as requested.
  • Provides onsite HVAC control service support as needed.
  • Instructs BAS Tech I and BAS Tech II on proper building automation systems servicing.
  • Works with BAS vendors to assist with software updates and upgrades as directed.
  • Completes documentation of all work done, including all readings, offsets, etc.
  • Ability to prepare clear, concise, comprehensive reports of items that affect energy usage including schedule changes, temperature trend logs and equipment trend logs.
  • Stays abreast on BAS industry trends, research, system changes, new developments in product, and preventive maintenance techniques due to the changing nature of the profession.
  • Demonstrates attention to detail and provides complete and consistent follow-through on routine and special tasks.
  • Writes and file reports and recommends adjustments and actions to bring systems into compliance.
  • Tracks the input of work orders in Asset Essentials (a computerized management maintenance system) for the repair and maintenance of building automation systems.
  • Performs and promote all activities in compliance with equal employment and nondiscrimination policies; follow federal laws, state laws, school board policies and the professional standards.

Desired Qualifications
  • High School Diploma or GED equivalent required. Bachelor's degree preferred.
  • Stationary Engineering Grade 4 License required, Additional HVAC or BAS relevant coursework, certificates, or licenses are preferred.
  • Three or more years of successful related professional experience in BAS installation and programming or HVAC Service.
  • Possess and maintain a valid Class C driver's license and provide own transportation.
  • Strong hands on mechanical and electrical aptitude.
  • Proficiency with common systems such as Metasys, Desigo, Synchrony and EcoStruxure.
  • Ability to read and interpret construction documents such as cx reports, floor plans, blueprints, TAB reports, specifications, and schematics.
  • Basic Project Management and documentation skills.
  • Demonstrated ability to work independently, as well as on a project team.
  • Demonstrated communication, analytical, and organizational skills.
  • Ability to prioritize and complete multiple tasks simultaneously and proven ability to oversee numerous priorities at the same time.
  • Proficient knowledge and use of technical applications, including Microsoft office professional suite (Excel, Word, SharePoint, OneDrive, etc.).
  • Comfortable with hand-held devices (i.e., Smartphone, iPad) as well as computers.
  • Ability to use basic mechanical and electrical hand tools including electronic test equipment such as a multi-meter.
  • Familiarity with running network cabling and termination.
  • Awareness of basic construction site safety and OSHA practices.
