Wisconsin Management Company is seeking an experienced Senior Property Manager to oversee a scattered site portfolio of properties in Marathon County. WMC offers competitive wages, bonus opportunity, benefits and paid time off!
Job Summary:
The Senior Property Manager is responsible for maintaining their assigned property or properties, in addition to direct oversite of other site staff teams and their properties, to maximize financial returns in accordance with the owner’s objectives and to ensure that all residents are provided with a clean, safe and well-maintained community.
Principal Duties:
- Supervisory Duties
- Collaborate with Human Resources and Regional Property Manager in employee relations, performance reviews and the hiring and training of new staff members
- Provide ongoing training, mentorship and guidance to staff
- Establish schedules and assign personnel for office coverage to facilitate the best possible customer service to residents and vendors
- Ensure that staff adheres to all Fair Housing laws, in addition to OSHA safety regulations and any applicable laws regarding health, safety, and environment
- Oversee and assist with the resolving of resident complaints, guideline violations, eviction proceedings and other issues
- Site Maintenance
- Supervise all maintenance activities to include timely completion of work orders, turnovers and capital projects
- Oversee the coordination of all outside contractors working at the property
- Oversee all details for move-ins and move-outs, giving special attention to unit inspections
- Ensure that all maintenance requests are handled in a timely manner and that residents are promptly notified of any delay
- Ensure that site staff continually inspects properties, recording deficiencies and recommending necessary action
- Establish schedules and assign personnel for routine maintenance and emergency coverage
- Marketing & Leasing
- Perform and/or oversee all marketing, advertising and leasing activity to ensure occupancy goals are achieved
- Perform regular market surveys
- Assist the leasing staff as necessary with open houses, showings and applications
- Oversee the preparation of all weekly and monthly leasing reports
- Oversee the preparation and processing of all leases and related forms, the collection of rents and all delinquency matters
- Make recommendations for and assist in the preparation of marketing and advertising programs
- Network with community organizations in applicable property markets
- Financial Control
- Maintain necessary records of all financial matters and assume responsibility for achievement of budgeted occupancy, delinquency, NOI and other targets
- Adhere to all appropriate accounting policies, including, but not limited to, use of account numbers, daily income requirements, expense requirements, accounts payable restrictions and other special accounting items
- Review property financial statements and produce monthly owner letters and property performance reports and thoroughly articulate property financial performance and variances
- Create and assist others in the creation of annual property budgets
- Ensure rent payments are deposited daily
- Maintain relationships with vendors, suppliers, and professionals servicing the company and/or property
- Administration
- Ensure that operations of assigned properties are in compliance with WMC expectations, policies and various affordable programs as applicable
- Report accident and emergency situations to the Human Resources Director and/or Regional Property Manager immediately and by use of the appropriate reporting procedures
- Oversee and advise on resident relations and record resident correspondence as necessary
- Generate, distribute and monitor renewal notices and follow-up with residents accordingly to ensure that renewal/retention goals are achieved
- Maintain a working knowledge of all fair housing laws, its policies and practices and be fair and consistent in upholding these and all company policies
- Maintain a working knowledge of all affordable and market policies and practices
- Provide coverage at other sites within portfolio as needed
- Perform other duties as assigned by Supervisor
Skills/Qualifications:
- 3-5 years of property management experience
- Must have the ability to supervise, teach, train, coach and motivate staff
- Knowledge of site-based property management to include personnel, accounting, leasing, maintenance, marketing and resident retention policies and programs
- Good human relations skills and the ability to work well with others
- Excellent oral and written communication skills
- High school diploma or equivalent
- Proficiency with PC systems and Microsoft Office/365 software
- Experience with Yardi and RentCafe a plus
