We are looking for a dynamic team member to fill the role of Regional Property Supervisor with previous industry and executive leadership experience.
*This role is located in the Texas Rio Grande Valley.*
This position is a supervisory role on our executive team which has hiring and termination responsibilities. Additionally, this position will have 3 or more subordinates (Community Directors) and will have other indirect subordinates (on-site staff).
Job Duties:
1. Oversees all operations of communities in their specific portfolio to ensure smooth operations. Visits communities in their specific portfolio as often as necessary or at a minimum visits local properties at least monthly and out of town properties at least quarterly to ensure operations are being maintained.*
2. Manages a myriad of personnel/administrative actions to include: assisting in the interviewing/hiring process of all on-site staff to include reviewing criminal background history and drug test results, evaluating the on-site Community Director annually, reviewing and signing off on all on-site employee annual evaluations with approval signature, reviewing and signing off on personnel payroll change form, facilitating conflict with or between staff employees, reviewing disciplinary write-ups prior to session with employees, and assisting in the decision process for terminating employees.*
3. Assists with the preparation of the budget. Maintains knowledge of budget variance on a monthly basis. Review monthly variance report provided to owners.*
4. Completes annual review of vendors for competitive pricing.*
5. Review bids for capital/emergency improvements (over $500) with proof of three approved vendors. Coordinates with owner to receive approval of capital/emergency improvements.*
6. Randomly spot checks vacant units being made ready for move-in.*
7. Manages and assists on-site staff when notified of an upcoming Federal or State inspection by: corresponding with assigned inspector on details of the visit (schedule/any assistance needed/accompanying inspector), preparing the property for the inspection by providing on-site staff with property inspection training, and following up on any repairs that are noted as findings on the day of the inspection.*
8. As needed, reviews criminal and credit history for new applicants.*
9. Responds to resident concerns directed to the corporate office. Respond by email, phone call, or written communication in a courteous and timely manner.*
10. Reviews and processes quarterly renewal and NOI bonuses.*
11. Provide Supervisor checklist with all documentation to Senior Vice President as needed.*
12. Attend meetings held by various departments to include Operations Management, Compliance, Accounting, and Human Resources.
13. Performs any additional duties as deemed appropriate by the company President or Senior Vice-President.
Minimum Requirements:
- High School diploma/GED
- CAM, CAPS, Texas Real Estate License
- 4-6 years related experience and/or training
- 4+ years in Tax Credit (Affordable Housing)
- 4+ years in Subsidized Housing
- Dependable team player with positive attitude
- Goal oriented and solution focused
- Eager to learn and encourages those around them
- Bilingual skills required (Spanish)
