JOB OUTPUT (SCOPE AND PURPOSE)

Role occupants are responsible for keeping acc uprraoteperty records, for seeing to it that available space is leased, that tenants are redt,a ained that the property is effectively maintained within budgeted parameters.

PRIMARY RESPONSIBILITIES

DOMAIN 1. ASSIST MANAGER/ACTING MANAGER (Assist Property Manager as

requested and perform Property Manager duties in absence of Property
Manager.)

DUTIES: 1. Assist Property Manager with resident renew als.

2. Help resolve resident disputes and problems.

3. Help with gathering data for preparation of annpuraolp erty budget.

4. Supervise and direct staff in absence of Properatyn aMger.

5. Schedule make-readies to prepare units for newd ernetssi.

6. Schedule outside make-ready services as needebdu adngde ted.

7. Inspect units to ensure readiness and adherenccoem tpoa ny standards. m://personel/jobdes/onsite/Assistant Manager.doc geP 1a of 4

DOMAIN 2. KEEP CURRENT RESIDENTS SATISFIED

DUTIES: 1. Take calls for maintenance request from ressid. ent

2. Call back residents to check on maintenanecrfeo rpmed.

3. Purchase necessary parts, supplies and servicte asr eth waithin budget.

4. Perform after hours “on call” duties as required.

5. Help plan and direct social activities.

DOMAIN 3. COLLECT RENTS AND SECUIRTY DEPOSITS

DUTIES: 1. Collect all rents and security deposits.

2. Post rent and miscellaneous income receipts.

3. Notify residents who are delinquent in pay. ing

4. Initiate eviction procedures for residents.

5. Maintain accurate records of rent collection.

6. Ensure that money collected are deposited daily.

7. Record the time and date of collections.

8. Posting and follow-up of NSF checks.

9. Turn over bad debts to collection agency.

DOMAIN 4. PREPARE REPORTS AND PAPERWORK

DUTIES: 1. Gather information and complete repots in a ltyim aend accurate manner.
- Computation Report
- Move-Out Report
- Vacancy Report
- Traffic Report
- Weekly Activity Report

2. Periodically audit lease files for accuracy.

3. Process Status Change forms.

4. Process purchase orders and invoices and sendco tuon aticng.

DOMAIN 5. LEASING PROPERTY (Meet budgeted earnings by assuring that units are leased.)

DUTIES: 1. Generate traffic or prospective residents.

2. Make appointments with prospects.

3. Qualify prospects.

4. Sell them on the merit of the property.

5. Close the lease.

6. Process lease applications and all paper work iaastesodc with generating a lease.

7. Insure the timely move in or new residents.

8. Generate new leases through working with local eomyeprls, locaters, and current residents.

9. Complete market surveys.

DOMAIN 6. OTHER FUNCTIONS

DUTIES: 1. Wear proper attire as specified by District Magaenr

2. Always display a friendly and courteous attitudew atords residents, clients, and guests.

3. Maintain and promote a positive attitude with o tehmerployees.

4. Never confront supervisor or other employees in tf roof residents.

5. Contribute and act as a team player.

6. Any other duties as assigned by Property Manager

Work Environment:
Primarily inside, secondarily outside, work aro utnradffic areas, slippery or uneven walk areas, and exposure to dust, insects, animalsh, ewre, ahtumidity and the general public.

Hazards:
Vehicle, slip and fall.

Required Personal Protective Equipment:
Seat belt and correct shoes for walking the property.

Job Type: Full-time

Pay: $16.50 - $19.00 per hour
