Job Title: Project Manager - Small Projects Specialist

Reports To: The Director of Construction Services

Qualifications & Skills:

1. Bachelor’s Degree in Engineering, Architecture, and/or Building Science and/or commensurate relevant experience.

2. Five or more years’ experience in education facility construction management, desired.

3. Prior experience with SCDE Office of School Facilities constructing educational facilities, desired.

4. Thorough knowledge of facility and site construction including earthwork, paving, drainage, foundations, structural systems, fenestration systems, roofing systems, and general construction means and methods, desired.

5. Excellent oral and written communication skills, with ability to communicate with diverse populations.

6. Professional demeanor and appearance. Fluent in English language and construction and engineering terms.

7. Expert using Microsoft Word, Excel and PowerPoint programs; Outlook, and internet research, or similar desktop applications.

8. Experience with CPM project scheduling (MS Project, Primavera), desired.

9. Well organized with attention to detail and ability to carry out tasks independently, stay focused, and be results driven.

10. SCDL and comfortable with driving alone within Greenville County to various school projects.

Responsibilities:

Under the supervision of the Director of Construction Services, participate in programming, planning, cost estimating, scheduling, coordination and execution of capital construction projects.

Specific tasks include:

1. Work closely with designers to implement educational specifications

2. Ensure District building standards for materials and systems are met

3. Comply with SCDE Office of School Facilities and District Procurement Code requirements

4. Ensure that all state and local approval permits are obtained

5. Manage design and construction contracts

6. Inspect and approve construction in progress

7. Coordinate moves into new or newly renovated facilities

8. Where needed, interview, select, hire, and supervise Professional Consultants

9. Prepare IFB/RFQ/RFP packages for project bidding

10. Visit project sites and evaluate jobsite organization, cleanliness, and construction progress

11. Monitor and maintain meeting minutes and tasks lists. Prepare and maintain detailed documentation files

12. Monitor literature and information flow (specifically submittal log and shop drawings/submittals)

13. Review and approve materials, work in place, and payment requests

14. Coordinate and follow District standard construction guidelines and energy and maintenance policies

15. Coordinate construction activities with individual school Principals and Plant Engineers

16. Review departmental projects with respect to District guidelines and standards

17. Plan, schedule and administer a host of small facilities related projects including but not limited to:

1. Annual painting projects given very specific budgetary and time constraints

2. Interior sign replacements, coordinating with painting projects (above)

3. Playground equipment replacement via IPEMA Certified installers

4. Digital sign replacements

18. Other duties as assigned

Experience or Special Skill Responsibilities:

Knowledgeable about general construction means and methods

1. Able to compile/compose scopes of work for projects including specifications and drawings

2. Experience with supervising, working alongside Design Professionals, Consultants and Contractors

3. Able to prepare professional written reports and present reports to staff

Terms of Employment:

Twelve months in Salary Group J, Administrative/Supervisory Salary Schedule (ADMSPV) – 245 DAYS

Evaluation: Evaluation of this job will be in accordance with Board Policy

Job Type: Full-time

Pay: $65,415.00 - $100,548.00 per year
