General Contractor Seeking Energetic Commercial Project Manager with previous hospitality, Storage, Mid-Rise and retail experience. Willingness to travel. Attitude, aptitude, ability and commitment will be key traits of the successful candidate.

Position Requirements:

Must have strong, documented background experience that includes preconstruction, estimating, value engineering, all phases of construction, budget management, scheduling and schedule maintenance, quality control, subcontract preparation and project closeout. Must be self-motivated, possess strong leadership, communication, organizational and computer skills.

Essential Functions & Responsibilities:

· Estimating and Preconstruction: Assist estimating department in reviewing plans and specifications for completeness and to define scopes of work required for a specific project, generate sub bidder lists and invitations to bid, contact necessary subcontractors and suppliers, distribute plans, issue any necessary RFI’s to Owner/Architect to clarify bidding, work with estimating department to finalize bid/GMP.

· Project Initiation: Assist company management in preparing General Contract between Owner and General Contractor, negotiate subcontracts and purchase of all materials and equipment for project, prepare subcontracts and purchase orders, prepare construction schedule, general contract schedule of values, project final construction budget, arrange for temporary site office and facilities, conduct pre-construction conference, obtain all required permits.

· Contract Management: Create and maintain an RFI log, weather delay log, submittal log, allowance log, submit required samples, shop drawings, and reports to Project Architect and monitor the approval process, prepare all owner and subcontractor change orders, prepare and submit monthly application for payment request, request time extensions to contract in writing when required, expedite completion of final punch lists and final payment, submit to Owner/Architect and management all close out documents in accordance with close out document section of this manual, and the specification manual issued by the Project Architect.

· Project Management: Visit project as necessary and monitor quality of materials, workmanship and compliance with contract documents and building codes, conduct project meetings with Subcontractors and Superintendent at frequent intervals to discuss problems, progress, staging, and coordination of all trades, direct and oversee the activities of the Superintendent and field staff providing technical assistance as required, oversee job security and safety, implement and monitor the job close out check list in closing out construction.

· Accounting: Instruct the superintendent on all pertinent accounting procedures, weekly review and cost code all delivery tickets, monthly review all subcontractor draws, timely notify subcontractors of any revisions to their draws, approve all expenditures on project prior to accounting issuing payments, monitor monthly job cost detail analysis and detail transaction reports on each project under his responsibility and perform maintenance to budget as necessary, review updated job costs with accounting department monthly.

· Reporting to Division: Manager: Submit as requested updated construction schedule, all logs, status report, updated job costs, project manager’s forecast of overall project status

Qualifications:

· 5+ years of Commercial Construction Project Management Career Progression

  • Self-storage construction a plus

· Thorough Knowledge of all aspects of Construction: Including but not limited to: Contracts, Estimating, Specifications, Codes, Scheduling, Safety, Technology, and Equipment

· Technical Construction Knowledge -- Understanding of commercial on-site building methods and material flow logistics

· Construction Technology - software for scheduling and tracking job progress (Microsoft Project), travel and expense reporting, Microsoft Office Suite, Plan Grid/Procore.

· Leadership -- Passionate, accountable, organized, proactive and results-oriented

· Effective communicator at all levels of the organization internally and externally

· Problem solver -- takes ownership of solutions for field staff

· Organizational skills -- Track record overseeing teams of individuals, schedule, coordination and financials of million-dollar projects

· Financial Accountability -- Grasp of project profit and loss tools

· Safety excellence -- fosters a great safety culture

· Must be able to work in the U.S. and possess a valid driver's license

· Travel required -- Main office located in Bradenton, FL. This is a full-time job with some overnight and multiple night stays.

Physical Requirements:

· Ability to safely lift/carry 25 lbs, climb ladders, work in inclement weather, and move over uneven surfaces and in confined spaces
