Primary Responsibilities:

  • Manage onsite contractors as required for all Service Contracts such as landscaping, janitorial, pest control, waste management, HVAC, roof, fire protection and City inspections from time to time.
  • Repair equipment outside of Service Contracts as it becomes necessary including floor installed production equipment, building equipment and dock equipment
  • Fix all plumbing issues related to water leaks and blockage to sewer system
  • Diagnose electrical issues
  • Repair/ replace lighting (LED) as necessary
  • HVAC- inspect and monitor functions of the HVAC system regularly
  • Periodically inspect the roof and keep all gutter systems clear and remove debris from roof as needed
  • Respond to the needs of the operations within the building to maintain their business processes with limited delays
  • Repair damage to the building’s interior and exterior surfaces as it occurs incorporating outside contractors when needed
  • Keep exterior dock areas clear of debris as well as the general surroundings of entire building site
  • Develop a plan to rotate material handling equipment batteries to extend battery life, water and maintain batteries per manufacturer recommendations. Use a battery label system to identify the battery and to track battery age and history.
  • Partner with site leadership to develop PM schedule for all building equipment
  • Be the first point of contact for all emergency alarms (fire/ door security)
  • Work with company EHS team on any environmental, health or safety issues
  • Other duties as assigned

  • Ceiling fans and fire system tie in
  • Ceiling fans and exhaust system controls
  • Fire Pump and building system
  • Fire protection testing as required
  • Fire Alarm system
  • Maintain records for all fire system testing for insurance audits
  • Water Storage Tank monitoring and testing
  • Roof inspections and maintenance
  • Dock equipment and dock doors
  • Trash Compactor
  • Balers
  • Air Compressor and Dryer
  • Compressed air line piping
  • Material Handling Equipment- Service contracts
  • Battery Chargers
  • Battery maintenance – watering and battery change out
  • Battery rotation system – schedule and numerical numbering of battery assets for controlled service
  • All building plumbing fixtures and drinking water devices
  • Lighting and controls
  • Electrical -transformers and distribution panels- periodic arc flash testing
  • Electrical outlets
  • Lock Out/ Tag Out procedure
  • Hot Work Procedure
  • Building security- door access and gate controls
  • Maintain the buildings Master Key system and lock box
  • Camera system
  • Office equipment and furniture related
  • Vending contract
  • Janitorial Service Contract
  • Pest control
  • Waste removal service
  • Dock equipment service contract
  • HVAC Maintenance Contract
  • Landscaping service- Watering of plants and trees outside of sprinklered areas.
  • Water retention pond maintenance
  • Parking areas
  • Building inspections
  • Building master key system
  • Ability to adapt to the needs and repairs of other miscellaneous other equipment that is added to building over time
  • Building mounted exterior lighting

Requirements:

  • High School Degree or equivalent preferred
  • Previous warehouse experience preferred but not required
  • Good communication, data entry, basic math, and organization skills
  • Experience working with standard hand and power tools
  • Ability to thrive on your own as well as in a team setting
  • Driven to make a difference and embrace change
  • Able to perform in a fast-paced environment
  • Use initiative and sound judgement within established guidelines
