Pay: $21.50 - $22.00 per hour based of years of experience

Schedule:

• Monday- Friday, 9:00 am-5:00 pm
• 8-hour shift
• On call

About the job:

The Maintenance Tech II is responsible for the overall maintenance of the property.

Required Qualifications: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below represent the knowledge, skill, and/or ability required. Reasonable accommodations may be made to enable individuals with disabilities to perform essential functions.

• At least one year of experience in building maintenance doing general maintenance such as plumbing, painting, and basic electric tasks
• High School diploma or its equivalent.
• Must be capable of using and climbing an extension ladder to access the roof, windows, and siding to make repairs as needed.
• Must be able to lift and carry fifty (50) lbs.
• Must be able to communicate effectively.
• Must be able to perform emergency maintenance as requested.
• Must be able to do general maintenance duties, including plumbing.
• Pass background screening (drug, employment history, and criminal)
• Must be able to navigate basic computer tasks such as data entry, answering e-mails, etc.

Preferred Skills:

• Knowledge of basic machinery and tools such as carpet cleaning, etc.
• Construction experience and/or maintenance of equipment and utility experience

Essentials:

• Participate in or lead all maintenance projects and ensure all work on the property is done properly and on time.
• Inspect grounds and building exterior, as required by the Property Manager, to ensure safe working and living conditions.
• Responsible for inventory control of maintenance supplies and utilization of maintenance equipment.
• Maintain accurate records regarding preventive maintenance, service requests, apartment make-ready, and periodic inspections.
• Maintain MSDS book.
• Maintain adequate lighting for the interior and exterior of the property.
• Make recommendations to the Property Manager on necessary maintenance repairs, preventive maintenance activities, and property improvements.
• Assist with other projects as assigned by the Property Manager.
