NOTICE OF AVAILABILITY OF POSITION IN THE

DEPARTMENT OF PUBLIC WORKS

Position Open: FLOATING SCHOOL/MUNICIPAL BUILDINGS MAINTENANCE SPECIALIST –

ALL LYNNFIELD TOWN BUILDINGS and SCHOOLS

Hours: (8) hours per day with ½ hour for lunch.

Monday – Friday 6:30AM – 3:00PM

Rate of Pay: Grade 3

Reports to: Assistant Director of Facilities

JOB REQUIREMENTS:

· Perform work at assigned school and municipal buildings,

· Ability to cover work shifts when there is a “person out” situation,

· Must be able to work overtime,

· Assist School Maintenance and/or Municipal Maintenance Specialists as needed and directed.

DUTIES/RESPONSIBILITIES: (May include but are not limited to the following:)

· Basic building maintenance and repairs involving carpentry, painting, plumbing, heating, electrical and mechanical work,

· Preventative maintenance and minor repairs on school/municipal building systems,

· Repair or replace leaking and defective materials, e.g. ceiling tiles, roofing tiles, flashing, etc.,

· Repairs to floors, doors, locks, windows, lockers,

· Performs routine basic HVAC maintenance,

· Estimates and orders materials and supplies,

· Repairs, replaces or maintains plumbing fixtures, automatic flush valves, toilets, piping or related equipment,

· Paints interior and exterior walls and trim, spackles drywall,

· Report problems, deficiencies and/or safety issues found in the school and municipal buildings to the Assistant Director of Facilities, including maintenance equipment defects,

· Maintain a “customer service” work approach towards school and municipal personnel

· Perform related duties as assigned and work overtime as deemed necessary

SKILLS, KNOWLEDGE, ABILITIES:

· Use and care of hand tools and power equipment to perform basic maintenance

· Ability to work on roofs to perform minor roof repairs, clearing of roof drains and gutters

· Understand and follow oral and written directions.

· Work independently in the absence of supervision.

· Work shifts and overtime.

· Establish and maintain effective relationships with the principal and teaching staff in schools and building managers in municipal buildings in the course of work.

· Clean and care for assigned areas and equipment.

· Knowledge of methods and practices used minor building maintenance activities.

· Knowledge of tools, equipment and supplies used in minor building maintenance activities.

· Exercise safe work practices.

· Communicate clearly and concisely, both orally and in writing.

· Ability to work positively with school staff, parents, coaches, students, the general public, department heads and managers in municipal buildings.

PHYSICAL REQUIREMENT:

· Must be able to lift up to 60 pounds, climb ladders, stand for long period of times, operate machinery, perform outdoor duties during inclement weather, i.e., snow removal, sanding and de-icing.

· Performing the duties of this job requires sitting, standing for long periods, walking, reaching with both hands and arms, climbing and/or balancing, stooping, kneeling, crouching, crawling.

LICENSES:

· Must be able to posses and maintain a Massachusetts “Class B” drivers license.
