Performs a full range of general building and equipment inspections, repairs, and maintenance duties involving general construction and maintenance, an array of installations, ceiling tile replacement, floor tile replacement and installs, painting and carpentry duties .
Required Qualifications:
Education and Experience: Position requires a high school diploma or equivalent. Position requires a minimum of three years of full-time experience in general construction, building maintenance, plumbing, painting, carpentry and repair work in a commercial or institutional building setting.

Licenses or Certificates: Requires a valid Oregon driver’s license. Must complete bloodborne pathogen and all applicable safety training prior to beginning assigned tasks.

Knowledge and Skills: Requires a working knowledge of building construction trades practices and principles sufficient to perform routine maintenance and repair tasks. Requires working knowledge of carpentry and furniture repairs. Requires knowledge of the use, maintenance, and minor repair of the various tools and equipment used in building maintenance and repair work. Must know and understand safety rules and regulations. Must have basic record keeping and report writing skills. Requires communication skills sufficient to discuss and understand basic technical information and to interact with the normal range of contacts usually found at this level. Must be able to shift priorities quickly as needed by the demands of the institution.

Abilities: Must be able to perform all the essential duties of the position. Must be able to operate all building trades maintenance related hand and power tools and equipment, continually keeping safety in mind. Requires the ability to understand written and oral instructions. Must be able to perform arithmetic calculations that include measures, weights, fractions, decimals and quantities. Must be able to work respectfully with individuals of all cultures, backgrounds, perspectives, and abilities. Must be willing to cultivate an accessible, inclusive and equitable climate for all persons on campus.
Preferred Qualifications:
The ability to interpret Oregon building codes and ability to perform carpentry duties as needed by the college is preferred.
Physical Requirements and Working Conditions:
Position requires frequent standing, walking and manipulating (lifting, carrying, moving) light to medium weights of 10 to 50 pounds. Less frequent requirement to lift weights over 50 pounds. Required to climb (e.g. ladders), stoop, kneel and crouch. Sets up, operates or adjusts equipment and tools. Requires good hand-eye coordination, hand and finger dexterity, including ability to grasp small tools to heavy objects.

Work is routinely performed indoors with some exposure to noise extremes. Some exposure to ventilation extremes. Light exposure (less than 5 percent) to hazardous materials. May periodically work outside exposed to inclement weather conditions. May be required to travel to offsite centers. May be required to work during college closures due to inclement weather or other college needs.
Essential Duties:
Performs general construction and building maintenance work such as light concrete patching, roof repair, commercial or industrial painting, repair or replacement of fixture/door hardware, furniture repairs, replacement of light bulbs, installation of signage, and related jobs as needed.
Performs preventive maintenance and repairs on air handling units, exhaust fans, circulation pumps, VFD’s, and specialized equipment determined by the maintenance lead. Keeps appropriate records of work and repairs performed. Monitors, evaluates, and resets computerized controls as needed.
Learns, understands, monitors and resets energy management and fire alarm systems.
May perform plumbing maintenance, repairs, alterations and revisions. Performs routine inspections on plumbing systems. Inspects plumbing and related distribution systems for compliance to codes and functional problems.

Performs routine inspections on electrical and general building inspections. Routinely performs inspections on life-safety equipment, including but not limited to emergency lighting, exit lighting, and fire doors. Documents and makes repairs on problems as they are discovered. Refers larger problems to supervisor for follow up.
Performs carpentry related repairs, including small remodeling jobs that can be done internally. Works very closely with the maintenance lead to develop and adhere to all safety guidelines by conducting assessments and choosing proper Personal Protective Equipment (PPE).
Performs various housekeeping duties such as moving furniture and equipment, setting up rooms for special occasions, repairing special equipment, especially in the kitchen area, sweeping & mopping, and making occasional purchases in connection with repairs.
Maintains equipment and tools, including performing repairs and servicing as required.
May work with grounds as needed or assigned, with snow removal and de-icing sidewalks and stairs when necessary.

Performs other related duties as required to accomplish the objectives of the position.
