We have an immediate need for a talented and experienced Leasing Specialist to join the team at Arcadia Gardens, one of United Group's professionally managed active adult communities in Palm Beach Gardens, FL.

Major Tasks + Key Responsibilities:
The responsibilities that are listed below are not all inclusive; however, they are indicative of the type of responsibilities normally performed by the Leasing Specialist:
Generates Leads:
- Partners with the Field Marketing Manager, and Marketing Department, to plan and conduct outreach activities to generate a pipeline of interest and potential customers to move into the community.
- Networks with local community professional organizations, realtors, doctors, medical centers, community groups, and more, in order to spread the properties story and generate potential leads.
- Assists in coordination of Open Houses and other types of events to bring more customers into the community.
- Coordinates with other team members to organize and implement successful events.
- Delivers presentations to community groups to educate constituents about senior living options with the property in order to generate interest and referrals for the community.
- Actively works on asking for and obtaining referrals of seniors or family members from a variety of sources.
- Consistently focuses referral efforts on residents and family members as the most successful source of referral that leads to a move-in.
- Connects with prospective customers and contacts on a regular basis to promote continued interest in moving into the community including phone calls, home visits, invitations to the community, emails, letters, etc.
- Meets community productivity goals in connecting to prospective customers. i.e. calls, emails, social media postings, letters, etc.
- Captures accurate data regarding potential residents in the company's lead management system; maintains ongoing notes that guide action and advance closing the lead.
- Analyzes sales reports, competition, and other data to further improve sales ratios.
- Shops the competitive communities and be aware of their prices, services offered, pricing and special incentives.
- Completes daily, weekly, monthly reporting as requested.
Qualifies Leads:
- Discovers pertinent customer needs and preferences; encourages interested guests to apply for residency.
- Uses sole discretion to determine the suitability of a senior to live in the community using sound and prudent judgment. Community lead qualification criteria must be used in conjunction with the professional opinion of the Leasing Specialist to ensure compliance with Fair Housing and guidelines of the property are achieved.
- Assists in preparation of advertising and marketing materials.
- Assists in preparation of regular market surveys, including regular visits to competitive properties.
- Prepares weekly and monthly reports.
- Makes recommendations to improve marketing and leasing programs.
- Tours visitors of the community; shows apartments to interested guests.
- Leases apartments to qualified applicants.
- Assists applicant with application process.
- Makes decisions about if and what concessions need to be made to close the sale. This involves financial decisions that have a financial impact on the property.
- Closes sale of apartments.
- Keeps units leased to meet or exceed budget.
- Codes the appropriate status code to a prospective resident based on the potential length of time to make a deposit.
- Determines next steps based on status and source type.
Resident Interaction:
- Approaches all encounters with residents, guests, and employees in a friendly, service-oriented manner.
- Models the properties principles, values, and beliefs in business practices to all residents, guests, and employees.
- Complies at all time with Company and property standards and regulations to encourage safe and efficient community operations.
- Serves as Manager on Duty on the weekends to oversee the property operations. Assist in handling residents’ issues, team member issues, and community oversight. Directs issues to departmental Managers where necessary.
Job Overview + Requirements:
- Job Type: Leasing Specialist; $60 – 65K salary - salary commensurate with experience.
- Work Hours: Full Time; Monday through Friday; Flexibility is required for leasing appointments as needed on weekends
- Physical Requirements: walking, standing, light lifting, and carrying
- Required Education: College Degree or Applicable Work History
- Required Experience: 10+ years of experience in sales/leasing, preferably independent Senior housing; residential property management; software (Yardi, CRM, Entrata, etc.)
- Qualities: Demonstrates integrity on a personal and professional level; Exceptional communication, sales, and negotiation skills; Ability to solve problems involving residents and challenging situations
