Performance and Quality:

• Meet the seasonal objectives of AEH to ensure communities are maintained in the summer and start goals are met in the winter
• Adherence to the AEH standards for models, specs and communities
• Ensure quality, results-oriented services are being properly provided
• Perform thorough physical inspections of building exteriors and common areas
• Communicate effectively with residents
• Construct and disassemble concrete blanket and ground heater set-ups on construction sites in the winter season (as noted in the AEH Winter Construction Process and Standards)
• Actively participate in the procurement and utilization of supplies, parts and materials. Maintain an adequate inventory of supplies
• Achieve quality relationships with contractors and subcontractors
• Assist other departments as needed in order to meet the needs of the business
• Maintain accurate records, including time, attendance, mileage and credit card information
• Maintain systems to monitor the cost of maintaining vehicles and equipment in all types of service
• Analyze financial impact of maintenance and alternatives available
• Offer ideas or suggestions to improve process and procedures
• Report any suspected loss of community funds or property
• Conduct all business activities in compliance with local, state and federal laws
• Identify and report health and safety issues to the Property Manager
• Be available to respond to after-hours emergency needs on the property

**Must possess a valid Michigan Driver’s License with the ability to obtain Chauffer’s endorsement and have an acceptable driving record.

Problem Solving Must be able to understand and interpret construction and master schedules. Must also have an aptitude for construction estimating (conceptual and detailed estimating tasks).
