SCOPE OF THE POSITION
The function of the Bellevue Arts Museum Facilities Manager is to establish high standards of building maintenance and operations. Management of vendor contracts and establish a rapport with contractors, employees and visitors who visit the museum on a daily basis. This position requires technical expertise on identifying and troubleshooting for possible repairs through performing assessments and running tests on building equipment which includes HVAC, fire safety systems and elevators.
PRIMARY RESPONSIBILITIES
Associates degree required, Bachelor’s degree preferred or a combination of experience can be substituted. 6 + years of progressive work experience related to building maintenance, operations, computer science, Information Technology, Audio/Visual hardware and software, installation and basic understanding of local and wide area networks. 2+ years customer service work experience required.
LICENSE & CERTIFICATION
- Forklift Certification, Facility Management Professional preferred
KNOWLEDGE AND SKILLS
- Displays excellent customer service skills and comfortable working with diverse populations
- Excellent strategic and project time management and organizational skills
- Ability to effectively communicate verbally and in writing
- Understanding of architectural building drawings
- Read schematics and blueprints to identify, troubleshoot and configure
- Ability to effectively communicate to internal and external customers through a variety of media that includes but not limited to: email, telephone, two-way radio, and person to person
- Mechanical aptitude for a variety of machinery and building equipment
MUSEUM SPECIFIC QUALIFICATIONS
- At time of job offer must be able to pass a criminal background check.
- Customer Service/patron driven focus with a positive, collaborative, solution-based attitude that stays within and upholds Museum's policies and procedures.
- Possess a valid Washington State driver's license.
- Onsite attendance is essential to perform the duties of this position.
ESSENTIAL JOB FUNCTIONS
- Provide excellent customer service to internal and external customers.
- Conduct daily inspections of interior and exterior facility spaces to ensure high standards of appearance and readiness are maintained.
- Supervise all vendor contracts associated with structure maintenance and operations including janitorial, fire detection, fire protection, elevators, HVAC, audio/visual, electrical and mechanical.
- Respond to all building system failures. Diagnose their cause and supervise all activities required to restore proper operation.
- Plan for and supervise building structure and service systems repair, alteration, and upgrade projects.
- Respond to building security alerts, ensuring proper response is undertaken as well as proper security system operation is maintained.
- Maintain the library of building maintenance and operations manuals, reference documents, and spare parts.
- Manage the inventory of supplies and spares required by building maintenance and operating activities.
- Determine maintenance needs of facility equipment, arrange for storage of materials and equipment used in work and implement maintenance management systems
- Manage the building key system and generate for access control.
- Coordinate with other museum staff to minimize the impact of building maintenance and operations activities upon museum functions.
- In conjunction with the Director of Operations in the creation of an operating budget and document expenses incurred for activities associated with building operation and maintenance.
- Develop and implement preventative maintenance plans
- Assists and supports internal departments to ensure that all private, development and educational programming needs are met.
- Develop and implement quality assurance methods and procedures.
- Other duties as assigned
AUDIO VISUAL
- Set up/tear down of speakers, microphones, audio console, video projector, screen, spot lighting, accent lighting, stands, cabling and accessories.
- Interface with client & BAM computers.
- Demonstrated experience mixing live sound utilizing a medium format console.
- Maintain equipment in an operable and clean manner.
PHYSICAL REQUIREMENTS
- This position requires the ability to lift up to 50 lbs.
- This position has a high-level of public contact
- This position requires one to work outside on occasion and may work during periods of inclement weather
- Must be able to stand and walk for long periods of time, climb ladders, and stairs
- This position may come into contact with a variety of approved chemicals
- This position requires some work in an office environment, which requires periods of sitting and repetitive wrist and arm movement
- The ability to focus, bend, carry, reach to the side, front and overhead, push, pull, walk, stand, twist and squat, grab, squeeze are repetitive physical movements are requirements of this position
- Ability to respond to on-call emergencies within a specific time frame
- Ability to work evenings, weekends and holidays in support of the museum
- Ability to work colleagues in open and honest communication and mentor employees to develop their full potential
- First Aid and CPR certified or the ability to obtain within the first 90 days of hire
