Position Overview:
The Director of Real Estate is responsible for obtaining new locations for both frontline and outlets as well as managing the Company’s existing real estate portfolio. This individual will manage deals through all stages of the development process from the creation of market strategies through site selection, deal negotiation, REC presentations, store opening and thereafter. This role will be heavily involved in strategic partnerships to provide innovative ways for Company growth. This position will report to the CFO.

This role will be heavily involved in strategic partnerships to provide innovative ways for Company growth. This position will report to the CFO.
Essential Functions
- Develop an integrated, strategic plan by market for both new and existing stores including relocations, expansions, and boutique closures.
- Prepare proformas; negotiate LOI’s and leases thoroughly with industry-leading economics
- Review construction budgets, prepare comprehensive real estate committee packages, store performance reports and multiple other financial based reports and analysis. With a heavy data driven decision making focus
- Understand target markets and the shopping venues therein via travel and other means to inspect potential new boutique site.
- Develop relationships with landlords, developers, and third-party vendors.
- Lead execution of strategic portfolio plan. Effectively work with in-house lease administration team with negotiations for renewals, sales terminations, and closings.
- Manage broker relationships and performance.
- Own the leases data for analytics and coordinate and maintain its accuracy and scope.
- Coordinate with internal store design, construction, new boutique opening teams, etc. as well as landlords.
- Resolve legal, lease, and renewal issues through effective communication.
- Participate and represent the company at all pertinent ICSC functions and other events.
- Develop innovative ways for Company growth through strategic partnerships.
- Other duties as assigned.
Qualifications
- Must have a minimum of 5-7 years of experience in retail leasing, preferably with a lifestyle retail company.
- Strong expertise in Excel, Outlook, and PowerPoint.
- Advanced financial skills including preparation of financial reports.
- Must have strong analytical skills; use logic and experience to identify issues in a proactive manner and bring solutions to the table to solve problems.
- Must have progressive and extensive experience in negotiations.
- Superior verbal and written communication skills.
- Ability to consider many different viewpoints and navigate challenges that result in making proper business decisions using negotiation and influencing skills.
- Proven track record of collaboration with real estate, construction, store operations, facilities, finance/accounting and merchandising partners.
- Strong attention to detail.
- College degree preferred: BA, BS in closely related field; MBA or law degree a plus.
