POSITION: Assistant Property Manager
DEPARTMENT: Fairgrounds
WORK SCHEDULE: Flexible as needed
SALARY: $1,505.19 biweekly
Incumbent serves as Assistant Property Manager for the Fairgrounds, responsible for assisting the Property Manager with the facilitation of the maintenance, physical improvements, and overall operations of the Tippecanoe County Fairgrounds.
DUTIES
Assists with supervising and directing part-time employees and seasonal personnel and community corrections road crews, planning and making work assignments, providing training and corrective instruction.
Prepares fairground facilities for upcoming events, including but not limited to cleaning and repairing buildings, mopping floors, removing trash, and moving tables. Assists event organizers with maintenance tasks and requests as needed.
Enforces rules of agreements between lessee and Commissioners, including monitoring grounds during events, reviewing terms with event organizers and the public, and evicting as needed.
Maintains grounds, including but not limited to picking up litter and debris, mowing grass, spraying weeds, trimming and removing tree limbs, and removing leaves. Clears walkways and parking lots, spreading salt and shoveling/sweeping snow.
Cleans and disinfects all restrooms, including, but not limited to, urinals, toilets and sinks, checking and refilling paper products and soap dispensers, washing walls and mirrors, sweeping and mopping floors, and emptying trash cans.
Performs plumbing, carpentry, and electrical work on fairground buildings, including but not limited to painting, changing light bulbs, repairing boards, faucets, and wiring.
Performs maintenance on assigned vehicles and equipment, including monitoring gauges and dials, changing oil, and lubricating parts.
Maintains inventory of supplies, ordering/purchasing as needed.
Serves on 24-hour call for emergencies.
Performs related duties as assigned.
I. SKILLS AND KNOWLEDGES :
High school diploma or GED.
Working knowledge of and ability to make practical application of janitorial and maintenance requirements for assigned areas of responsibility.
Working knowledge of applicable safety practices and procedures with ability to take proper precautions and ensure safety of self and others.
Working knowledge of plumbing, electrical, carpentry, masonry, and painting applications.
Knowledge and ability to operate and maintain fairgrounds public address systems and telephone systems.
Ability to supervise and direct part-time and seasonal personnel and community corrections road crews, planning and making work assignments, and providing training and corrective instruction.
Ability to read and understand equipment manuals, blueprints, specifications, and product labels.
Ability to physically perform the essential duties of the position, including pushing/pulling objects, lifting/carrying items weighing more than 50 pounds, bending, crouching, reaching, prolonged standing/walking, climbing ladders, handling/grasping/fingering objects, close and far vision, hearing sounds/communication, and color and depth perception.
Ability to operate all assigned tools and equipment, including mop, broom, vacuum, hammer, screw driver, wrenches, lawn tractors/mowers, shovel, rake, chain saw, post digger, welding equipment, bush hog, snow and leaf blower, hedge trimmer, welding equipment, dump truck, bucket truck or lift, backhoe, skid loader, and other equipment necessary to complete the job.
Ability to provide public access to or maintain confidentiality of department information and records according to state requirements.
Ability to comply with all employer and department policies and work rules, including, but not limited to, attendance, safety, drug-free workplace, and personal conduct.
Ability to effectively communicate orally and in writing with co-workers, other County departments, Community Corrections Road Crew members, Community Service workers, Juvenile Corrections workers, volunteers and the public, including being sensitive to professional ethics, gender, cultural diversities, and disabilities.
Ability to competently serve the public with diplomacy and respect, including occasional encounters with difficult persons.
Ability to work alone with minimum supervision and with others in a team environment, often under time pressure, and on several tasks at the same time.
Ability to understand, memorize, retain, and carry out written or oral instructions.
Ability to regularly work irregular, extended, weekend, and/or evening hours, and travel out of town to pick up supplies and materials, but not overnight.
Ability to serve on 24-hour call and respond swiftly, rationally and decisively to emergency situations.
Possession of a valid driver’s license and demonstrated safe driving record.
II. RESPONSIBILITY :
Incumbent performs duties according to a flexible, customary routine, service needs of the public and seasonal deadlines. Incumbent receives general supervision where assignments are guided by broad policies and/or general objectives. Errors in incumbent’s work are primarily prevented through procedural safeguards, reference to technical manuals/specifications, and knowledge and experience of the job.
III. PERSONAL WORK RELATIONSHIPS :
Incumbent maintains frequent contact with co-workers, other County departments, Community Corrections Road Crew members, Community Service workers, Juvenile Corrections workers, volunteers, and the public for the purpose of exchanging information, supervising personnel, and communicating policies.
Incumbent reports directly to the Property Manager and County Extension Director.
IV. PHYSICAL EFFORT :
Incumbent's duties involve pushing/pulling objects, lifting/carrying items weighing more than 50 pounds, bending, crouching, reaching, prolonged standing/walking, climbing ladders, handling/ grasping/fingering objects, close and far vision, hearing sounds/communication, and color and depth perception.
V. WORK ENVIRONMENT :
Incumbent performs duties outdoors and in the County Fairgrounds facilities and is often exposed to dust, slippery surfaces, adverse weather conditions, moving parts, power tools, machinery, and potentially hazardous cleaning materials. Incumbent periodically works on high ladders. Safety precautions must be followed at all times to avoid injury to self and others. Incumbent occasionally works extended, weekend, and/or evening hours and travels out of town to pick up supplies and materials, but not overnight. Incumbent serves on 24-hour call for emergencies.
