Asset Management Associate Job at The Albanese Organization

The Asset Management Associate will report to the Senior Vice President of Asset Management (the “SVP”) and will support the SVP’s responsibility for the company’s asset management functions with respect to existing properties and new developments. The duties of the position shall include, but are not limited to, the following:

· Prepare cash flow forecasts and annual budgets for the residential, commercial, and mixed-use properties.

· Monitor and analyze financial and operational performance of each asset. Undertake variance analysis and identify opportunities to improve financial performance.

· Prepare and present monthly, quarterly and annual reports for partners and senior management.

· Assist in maintaining relationships and responding to requests or inquiries from investors, joint venture partners and lenders.

· Conduct site visits and attend meetings with property management to identify outstanding issues and areas for improvement.

· Create, implement, and maintain tracking criteria to monitor property operations and performance.

· Manage the relationship with the residential leasing team. Discuss leasing strategy and track activity and trends. Analyze aged receivables, collections and evictions activity to identify opportunities for improvement.

· Analyze the rent roll, lease expiration schedule, vacancy rates, unit availability and marketing/leasing efforts to maximize revenue, occupancy, and collection rates.

· Collaborate with the commercial leasing team to identify opportunities in the commercial portfolio. Analyze financial aspects of new deals and monitor lease rollover throughout the portfolio.

· Oversee commercial lease administration, prepare lease abstracts, update related schedules, review and approve CAM reconciliations, real estate tax escalations, and payment of tenant allowances and leasing commissions.

· Analyze expenses and utility consumption and provide recommendations to improve performance.

· Assist with the company’s sustainability, energy management, and capital improvement initiatives.

· Interpret, analyze and abstract the business terms in legal documents, loan documents, management agreements and operating agreements.

· Support the acquisitions team as needed.

Skills and Qualifications

· Bachelor’s degree in real estate, business, economics or accounting.

· 3-5 years of real estate experience (asset management preferred).

· High degree of proficiency in Excel, PowerPoint, Word and Outlook.

· Working knowledge of Yardi preferred.

· Excellent interpersonal, analytical, communication, project management and writing skills.

· Strong attention to detail and excellent organizational skills with an ability to manage multiple priorities.

Job Type: Full-time

Pay: $77,672.00 - $90,210.00 per year
