Buckingham has an immediate opening for an experienced Apartment Maintenance Technician who will provide outstanding basic maintenance service for its Aspen Village property in Mammoth Lakes, California!

This position requires the Maintenance Technician to live on-site in company-provided housing. The selected individual will be granted a license to use an apartment unit at the property. As a licensee only, the selected individual will not be a tenant at the property. The license that will be granted will be for temporary residential purposes only, in direct conjunction with, and concurrently with, employment as a condition of your employment. The selected individual will not be charged rent and no amount of rent will be deducted from the selected individual’s paycheck for the licensed use of an apartment unit. However, the Fair Market Value of the apartment unit at the time of hire (and which is subject to change) is subject to state UI and SDI taxation but is exempt from federal and state income taxes, FICA, and FUTA because the apartment unit is (a) furnished on Buckingham Property Management’s premises; (b) furnished for Buckingham Property Management’s convenience; and (c) must be accepted as a condition of employment.

The selected individual will have at least two (2) years of experience in commonly used practices and procedures in the maintenance field. You will hit the ground running with your working knowledge of basic maintenance repairs and troubleshooting, timely completion of work orders and turnover of units in preparation for quality move-ins. Related training in plumbing, electrical and/or appliance repairs is a plus.

You will be self-driven with great follow though, a team player, dependable and will always provide outstanding customer service to residents and fellow employees. You will value and exhibit effective and courteous partnerships with co-workers (whether assigned to the same property or assisting from another property) by maintaining professional standards of conduct at all times. You will have an ability to effectively communicate in English with groups and/or individuals, and/or have an ability to speak and understand Spanish as required by property demographics.

You will act as a partner with the Community Manager under the direction of the District Supervisor and/or Maintenance Supervisor in ensuring superior curb-appeal, timely and quality unit turns and overall maintenance of our complex at all times.

While other duties may be added, the Essential Duties and Responsibilities of the position include:

· Perform repairs, modifications and preventive maintenance tasks on building and facility equipment, fixtures and systems;

· Timely unit turns between residents including painting, cleaning and repairing;

· Quality, prompt and professional response to resident service requests such as:

o Plumbing: clearing stoppages and replacing fittings

o General Carpentry: wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, ceramic tile repair, fitting doors, freeing window and door jams, and light woodwork

o Basic Electrical Repairs: appliances, air conditioning, heating, light fixtures, switches, outlets, and circuits

o Custodial: sweeping, mopping, vacuuming, carpet shampooing, emptying community trash bins, cleaning windows, laundry and community room maintenance, and the cleaning of apartments

o Grounds: daily walk-throughs to maximize curb appeal and overall community appearance and preservation of housing community, pool maintenance, picking up trash and pulling weeds

· Special maintenance work in coordination with Maintenance Supervisor and/or District Supervisor;

· Performance of monthly, quarterly and annual inspections, as required, of all units, buildings, common areas, performing repairs and janitorial assistance as needed;

· Preparation of and participation in compliance audits;

· Accurate record keeping regarding preventative maintenance, work orders per apartment refurbishing, i.e. carpet or appliance replacements, annual inspections, inventories, purchase orders;

· Monthly physical inventory of stock materials in maintenance shop;

· Quarterly, and as needed, safety inspections;

· Perform scheduled maintenance on all equipment based on the manufacturer's recommendations and operating manuals;

· Daily communication with Community Manager, Maintenance Supervisor and/or District Supervisor as to status of work orders at property;

· Response to after-hours emergency situations at the property, as necessary.

COMPUTER HARDWARE AND SOFTWARE APPLICATIONS, EQUIPMENT, MACHINERY, OR TOOLS A PERSON IN THIS JOB MUST USE IN THE PERFORMANCE OF THE JOB DUTIES:

· ADP Automated Timekeeping

· Hand tools

· Power tools

Buckingham will supply and take care of all tools and equipment that are required by Buckingham or are necessary to do the job unless an employee makes at least twice the California minimum wage and that employee works in a recognized trade or craft, in which case the employee may be required to provide and care for all hand (not power) tools and equipment usually necessary for that type of job. All tools furnished by BPM shall be returned by the employee upon termination of employment.

BUSINESS TRAVEL REQUIREMENTS

Are of a local nature (within 100 miles) up to ¼ of time. Employees are reimbursed for the approved use of their personal automobile on official Buckingham business. Individuals who are required to use their personal automobiles for business travel must provide evidence of liability insurance coverage as well as evidence of and maintenance of a valid driver’s license upon hire and in accordance with Buckingham policy.

SCHEDULE AND COMPENSATION

While the typical schedule for this full-time position is 40 hours per week (Monday-Friday: 8-5 p.m. with a one-hour lunch generally between 12-1 p.m.), additional hours may be available and/or necessary on holidays and during evenings and/or weekends, according to the needs of the business.

Compensation for this full-time, hourly non-exempt position is $25.00 per hour.
