Job Summary:
Under general supervision and full capacity for self -direction, provide a variety of services to building utility, mechanical and HVAC equipment, fixed appliances and machinery, plumbing, and electrical appliances. Assist in maintaining a safe and comfortable environment for campus users by replacing, repairing, modifying and maintaining new and existing building equipment and building HVAC systems. Manage and lead the work of others as assigned in the proper completion of the HVAC preventative maintenance (PM) program. For the first three years, this position, as an apprentice, will be in training to become more proficient in the aforementioned areas.

Major Duties and Responsibilities:

1) Through work orders, established maintenance schedules and Manager and work leader directions, receives and interprets and executes work requests, performs regularly scheduled preventative maintenance, provides repairs as needed as well as corrective and prescriptive work on new and existing building utilities equipment, fixed appliances, plumbing systems and electrical equipment including, but not limited to, furnaces, fan coil units, air handling units, roof top units, water heaters, electrical relays and switches, evaporative coolers, heat radiators, exhaust fans, faucets, sinks, garbage disposals; drain, sewer, storm and water lines, toilets; pneumatic, manual and DDC control and modulating valves, pumps and motors, and other electrical equipment used in conjunction with HVAC and mechanical systems. Detail tasks associated with the above may include but are not limited to the following: replacement of filters, adjustments and/or replacement of belts, bearings, motors, lubrication of moving parts, cleaning coils, checking amperages and voltages, checking or changing belts sheaves, pump alignment, check and/or adjusting equipment electrical connections, maintaining air compressors and cleaning drain lines and system diffusers and supply ducts. Through on the job training and class certification, the person in this position is expected to advance from having basic to entry level journey man level knowledge of the systems worked on.

2) With consistency and efficiency in mind, manage and optimize PM resources by revising, adjusting, creating new and adapting ongoing PM schedules and ensuring their full and proper completion and execution for the whole of the PM program for all air handling units (AHU), fan coils units, (FCU), roof top units (RTU) furnaces and evaporative coolers their constituent parts and connected systems that together number over 1,000 current units. Manage the entire PM inventory in a comprehensive and orderly fashion including all filters, belts, grease, oils, and cleaning supplies through a "just in time" inventory system to eliminate waste, and reduce the need for storage space. Ensure all new and recently installed HVAC equipment units are integrated into the preventative maintenance management system. Direct, train, and lead others in the efficient and productive performance of the PM system including scheduling, quality control, and proper overall execution. Ensure that PM's are completed regularly and on schedule and are not missed or overlooked. Track PM effectiveness and success by monitoring emergency breakdown frequencies, effective equipment life cycles, and overall repair costs through year to year comparisons. Finally, this position will provide when requested, and maintain up to date records of all PM work performed on all existing and new equipment throughout the life of that equipment.

3) Assist as directed the Superintendent of Utilities/ HVAC/ Plumbing/ and Electrical, HVAC/Stationary Engineer Technicians, Plumbing and electrical staff, utility work leaders and other utility staff in the emergency, urgent, or otherwise immediate needs of maintenance and repairs of campus-wide HVAC, boiler, chilled water, hot and cold water and building air supply and exhaust systems and all related components. Assist the plumber in the required repairs and or replacements in the plumbing systems' ongoing PM program, plumbing modifications and emergency work as needed and requested. Assist other areas and trades within the Physical Plant as assigned.

4) To avoid costly emergency breakdowns, premature loss and reduced equipment life cycle, loss of facility use, sick building syndrome and other health related issues that may impact building occupants, this position performs regular general maintenance and preventative maintenance inspections of assigned campus buildings and mechanical rooms. Documents deficiencies and depending on severity either corrects or informs work leader of necessary repairs and/or replacements. Operates, manipulates and controls as required and when needed as a diagnostic and control and planning tool the building automation system (BAS).

5) Complete all necessary paperwork and documentation which includes: that which is needed for the diagnosing of problems and determining the solution to those problems associated with moderate to highly complicated preventive maintenance systems tracking and records, involving machinery and equipment which may include service reports, preventative maintenance documentation (see above), work order completions, purchase requisitions, material inventory logs, time sheets and activity logs. This position is responsible to ensure that the necessary materials are in stock when needed for the entire preventative maintenance material inventory.

6) Assists as needed in snow removal activities when called upon. At times this duty can extend for multiple days depending on the severity of an given storm. Assists with all activities necessary to support University special events, other associated occurrences and the other branches of the Physical Plant including structural, landscape and custodial. Works Overtime when needed at times without prior warning due to emergency situations

7) Maintain proper worker certifications once achieved for a number of possible activities including CPR and first aid, refrigeration and back flow certifications and performing asbestos abatement as needed in accordance with governing laws and within required safety parameters.

MINIMUM REQUIREMENTS:

Education: High School graduate or GED equivalent is required. Preferred education consists of some course work, technical classes, or vocational training in building or HVAC trades This type of training will continue per addendum attached during the first four years of hire (see addendum for specific information). Demonstrated past work experience may be substituted for formal training.

HVA 1002 - Basic Refrigeration: 4 Credits; HVA 1005 - Electricity for HVAC/R: 4 Credits; HVA 1013 - Refrigerant Recovery Training: 1 Credit; HWE 1001 Community First Aid and CPR: 1 Credit; EIC 1103 - Electrical Safety Requirements: 1 Credit; General Education Courses: 15 Credits (to be completed by end of 2nd year).

2nd year

HVA 1010 - Fundamentals of Gas Heating: 4 Credits; HVA 1011 - Piping Skills for HVAC: 4 Credits; HVA 1032 - Air Cond & Refrig Controls: 4 Credits; HVA 1034 - Air Conditioning Systems: 4 Credits; HVA 1040 - Basic Sheet Metal: 4 Credits; HVA 1062 - Heating Controls: 4 Credits; HVA 2006 - Mechanical Codes: 4 Credits; HVA 2040 - Servicing Forced Air Systems: 4 Credits; HVA 2047 - Hot Water Heating Systems: 4 Credits.

NATE Certified Chiller Mechanic: 202 High Efficiency HVAC System Maintenance - Central Chillers: 6 Hours; 402 HVAC/R Packaged Chillers - 25-150 Tons: 9 Hours; 203 High Efficiency HVAC System Maintenance - Cooling Towers: 6 Hours; 403 HVAC/R Water Cooled Mid & Large Tonnage Chillers - 150+ Tons: 15 Hours.

Experience: Required (3) years' experience in building, grounds, or related maintenance or construction trades. Prior (1) year experience is required working directly with customers, providing service and information on maintenance problems. Preferred (1) years' experience in mechanical, electrical or HVAC trades or maintenance and/or (1) year experience in plumbing, pipe fitting or a related trade.
