Signature Companies LLC is a design-build construction firm and general contractor which specializes in single-family homes as well as multi-family apartments, retail centers, offices, storage and industrial facilities looking for a Project Manager in our Sioux Falls, SD office. With an execelletn reputation for design combined with a high level of technical expertise, as well as a reputation for exemplary customer service. Signature Companies is headquartered in Sioux Falls, SD with a satellite office in the Des Moines metro.

Responsible For: Planning and managing multifamily projects and land developments ranging up to $50 Million annually. This individual will be performing the necessary general duties in collaboration with our construction team and reporting to Senior Management.

Job Purpose: To ensure quality of work and compliance with OSHA, federal, state, and company policies. To schedule and ensure project completion in accordance with said schedule. To manage overall quality and safety needs of the project while maintaining the project’s schedule and financials.

MAIN DUTIES AND RESPONSIBILITIES

  • Individual must be self-motivated and a deep understanding of customer service.
  • Lead project staff in the process of site selection, project design, project commencement, project schedule and project completion.
  • Analyze blueprints, specifications, and contract requirements to prepare accurate estimates for multifamily and land development projects.
  • Coordinate with civil engineering, architects, structural engineers, mechanical engineers, etc. as needed.
  • Has the skill set to bid projects based on conceptual plans.
  • Utilize estimating software for bidding, budgeting, awarding contracts, completing contracts, etc.
  • Procure and negotiate with subcontractors, suppliers, and vendor in expediting estimates and proposals.
  • Manage job site administration and coordinate with field supervision.
  • Managing subcontractor schedules, quality-of-work, coordination with other trades, approve invoices and payments.
  • Report development monitoring, project revisions, progress budgets, progress schedule and its periodic revisions with senior management.
  • Identify and resolve all project revision or changes.
  • Creating and maintaining a safe/secure job site environment.
  • Establishing, maintaining, conducting, and policing detailed procedures for the submittal, review, coordination, approval, and distribution of shop drawings, samples, etc.
  • Establishing and maintaining all project files relating to engineering, subcontracts, bid package records, plans, specifications, changes, clarifications, and as-built documents.
  • Reviewing all vendor schedules of values and preparing the general schedule of values.
  • Evaluating subcontractor payment requisitions relative to actual work performed.

KEY WORKING RELATIONSHIPS

Must be able to work in a professional manner and able to work well with different trades. Must be able to properly communicate over the phone and in writing to upper management to include Subcontractors, Suppliers, Onsite Staff, Owners, other PM’s, and Supervisors.

Qualifications:

  • Bachelor’s degree in Construction Management, Engineering, or Architecture REQUIRED
  • 5+ years of experience in related field.
  • Has a clear understanding of local planning and zoning requirements as it relates to potential projects.
  • Has a comprehensive knowledge of building products, construction details, and relevant rules, regulations, and quality standards.
  • Has ample knowledge about means, methods, and materials used in multi-family construction and land development to determine the most cost-effective type of construction for a project.
  • Excellent written and verbal communication skills
  • Proficient in Microsoft Excel and estimating software.
  • Excellent plan and specification reading skills.
  • Well-developed organizational skills
  • Honest, Dependable and Good interpersonal skills
  • Good driving record, valid license - insurable through the company

Preferred

  • Experience in residential / multifamily construction, project management, land development and estimating.
  • Experience in Sage Project Management preferred.
  • Experience in AutoCAD preferred.
  • Scheduling knowledge preferred.
