JOB DESCRIPTION:

Precedent Hospitality and Property Management is seeking an experienced Maintenance Technician to work at Saturnia Lakes. This position is a full-time working a minimum of 40-hours per week. The ideal candidate will have at least 10 years experience and they will provide support to all onsite staff members.

BASIC FUNCTIONS:

The Maintenance Technician position is designed to support the Association Manager with the daily functions of the property by performing or overseeing the maintenance, renovation, and amenities, parking, all building systems, pool, and spa.

REQUIREMENT OF THE JOB:
The physical demands of the position are listed in accordance with the requirements of the ADA as:

1. Body Position:

  • Standing - 30% of the time
  • Walking- 30% of the time
  • Stooping - 20% of the time
  • Bending - 15% of the time
  • Sitting - 05% of the time

2. Body Movements: Lifting and exerting force is required up to 50 pounds. Climb and work on ladders, work with arms raised over head, stand/walk for long periods of time, climb stairs, bend at waist and knees to lift boxes, appliances, furniture, etc.

3. Senses:

Vision - Close Vision and ability to Adjust Focus.

Hearing - Ability to hear sufficient to converse in person and on the phone.

4. Mental Requirements: Fluency in the English Language (read, write, and speak) as the majority of customers, vendors, and employees communicate only in that language. Ability to communicate effectively, both verbally and in writing. Knowledgeable and skilled in the safe use of hand tools and small power tools.

5. Educational requirements: High School Graduate or GED certificate and 2 years' experience in facility maintenance preferred. Maintain a valid driver's license.

REPORTING RELATIONSHIPS:
The Maintenance reports directly to the Maintenance Supervisor and/or the Community Association Manager.

  • Take direction and follow through with detailed instructions

Working Conditions

  • This position will work in an outside setting and may also require a presence in the office from time-to-time.
  • This position requires climbing and work on ladders, work with arms raised overhead, stand/walk for long periods of time, climb stairs, bend at waist and knees to lift boxes, appliances, furniture, etc. Occasionally, hours more than 40 may be required with the approval of the Community Association Manager.

SUPERVISORY RESPONSIBILITIES:
This position does not have supervisory responsibilities.

DUTIES:
Manage and organize the inventory of all maintenance materials to include tools, equipment, and supplies. Recommends cost-effective supplies and explore the best value for the price. Responsible for stock control and utilization of maintenance materials.

  • Assist in custodial work, including inspection of clubhouse grounds, parking and pool area.
  • Inspection of all common areas, but not limited to: Ballroom, Fitness Center, Billiards Room and Java Room. tennis courts, playground, parking lots.
  • Ensure completion of all work orders and keeps Community Association Manager advised of the status of each repair.
  • Respond to all resident maintenance requests within 24 hours.
  • Organize preventative maintenance and safety inspection programs for all facilities and equipment.
  • Keep accurate records regarding preventive maintenance, work orders, inventories, and stock.
  • Perform light electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc.
  • Paint interior/exterior as needed.
  • Repair concrete, masonry, roof, and fencing when required.
  • Replace broken glass, tile, carpet, screens, fixtures, appliances, draperies, and locks.
  • Perform light repairs, and notify Manager for contract maintenance on building systems such as pumps, fire standpipes, fire alarms, emergency generators, etc.
  • Pet station and trash removal detail.
  • Conduct daily and periodic site and common area inspections to ensure ongoing quality of care and identify necessary repairs.
  • Maintain professional and courteous communications with residents, vendors, contractors, co workers.
  • Enforce and adhere to company policies, rules, safety practices, and regulations.
  • Does not perform independent jobs for residents' private dwellings during working hours as it is considered to be a conflict of interest.
  • Workers may also tend to the seasonal needs as directed by supervisor.
  • Other duties as assigned by the Association Manager.
