JOB SUMMARY: Repair and maintain on-site rental units and ensure that customers receive exceptional customer service. Repair all work orders to customer satisfaction and to company quality standards within an appropriate time frame.

DUTIES AND RESPONSIBILITIES:

· Using the pre-lease checklist, go through vacant units.

· Handle general plumbing issues such as commodes, stop-ups, leaky faucets, and clean drains. Also be able to repair or replace water heaters, thermostats, and heating elements.

· Pick up grounds, check mutt mitt stations, clean breezeways, and maintain pool and pool area.

· Repair roof leaks and other water leaks, install and replace gutters as needed.

· General repairs such as drywall.

· Purchase materials/monthly stock as needed.

· Maintain A/C units including checking for leaks, changing filters, and cleaning coils.

· Repair and install doors and windows.

· Perform monthly property inspections.

· Supervise maintenance staff.

· Remove snow from sidewalks as needed.

· Other duties as needed or requested by supervisors.

EDUCATION AND SKILLS REQUIRED:

· High school education/GED

· Knowledge and understanding of all power and plumbing tools.

· Two to four years’ experience in construction and/or maintenance.

· Ability to positively interact with residents, co-workers, and supervisors.

ESSENTIAL FUNCTIONS OF THIS POSITION:

· Be able to lift, carry, push or pull heavy objects such as hot water heaters.

· Be able to bend, kneel, stoop, crouch, or crawl in awkward positions.

· Work outdoors in all weather conditions including extreme heat and cold.

PROPER ATTIRE: Uniform shirts and jackets provided. Must wear or use non-scuff and non-slip safety shoes as well as other safety equipment as needed for job site safety.

WORK HOURS: 8:00AM – 5:00PM Monday through Friday. Overtime as requested and approved by supervisor. After hours on call as needed.

Pay: $24.00 - $27.00 per hour
