PMHFOS is currently seeking responsible and dedicated candidates for a Director of Maintenance position in the Pittsburgh area. This is a full-time position under the direct supervision of the Vice President of Administration. The Director of Maintenance is responsible for coordinating all aspects relating to the properties owned, leased, or operated across PMHFOS.

DUTIES AND RESPONSIBILITIES OF THE DIRECTOR OF MAINTENANCE:
- Assure support systems meet established criteria that determine agency standards for safety, preventative maintenance, and administration of general appearance of all sites maintained or operated by the agency.
- Coordinates evaluation efforts of current/prospective agency vendors, and participates in strategic planning initiatives appropriate/relevant to Property and Resource Management domain. Vendor management includes negotiation of pricing, communication of major issues impacting pricing, efficiency, or safety (i.e., deliveries) that is above the scope of routine purchasing. Assures vendor compliance to agreed upon competitive market pricing. Conducts periodic vendor pricing/performance reviews
- Be available 24-hours a day to receive and respond accordingly to any emergency property/maintenance items that may arise.
- Participate with standing committee to review insurance claims data relevant to workplace safety or service-related liability, implement corrective action to reduce or eliminate risks. Review accident reports involving agency personnel and/or vehicles to evaluate physical environments or practices contributing to accident/injury risk
- Participate in Strategic Planning Committee on issues relating directly to property acquisitions and facility enhancement. Provide input on major renovation specifications. Review information relevant to vendor qualification.
- Responsible for policy making and review of components supervised to assure each component meets regulatory and agency standards for delivery of services. Assure that field inspection of physical sites are conducted by appropriate personnel to assure that policies and procedures are applied properly and consistently
- Maintain a location database providing complete maintenance histories, and current information which is readily accessible. Work cooperatively with Fiscal Department regarding the acquisition and identification of fixed assets. Conduct periodic audits of fixed assets to assure furnishings/equipment are tagged, at assigned locations, and operate properly
- Develop, with participation of staff, a plan to establish goals for each area, addressing long-term needs for replacement of fixed assets and major systems. Intermediate term planning to include preventative maintenance and organization/documentation of routine tasks
- Provide financial information relevant to establishing working budgets for all projects and on-going needs of the agency. Assure projects are within established budgets, communicate changes, and develop recommendations when the scope of work must be altered.
- Other duties, as assigned by the Vice President of Administration.
REQUIRED SKILLS AND KNOWLEDGE OF THE DIRECTOR OF MAINTENANCE:
- Bachelor's degree from an accredited college or university in Business, Property Management, or a related field.
- Minimum of five (5) years property management experience.
- Valid driver’s license.
- Experience in carpentry, plumbing, electrical, and HVAC (Certifications not required, but highly recommended).
- Active/Ability to climb ladders and work in all conditions.
- Computer proficiency in Microsoft Office Suite (e.g. Microsoft Word, Excel, Outlook).
