Construction Contract Administrator or Construction Contract Manager Job at ROGERS, LOVELOCK & FRITZ, INC.
The Construction Contract Manager will be familiar with Contract Documents and apply established RLF processes and procedures on various construction contract administration activities. The Construction Contract Manager, while assisting the Project Managers, serves as the primary contact between the Owner and the General Contractor/ Construction Manager during the construction of the project. Key Tasks and Responsibilities
- Administers, communicates, and documents the activities during the construction contract throughout the construction phase.
- Displays working knowledge of contract requirements, understands the scope of services during the construction phase, including conditions of the design and construction contracts.
- Interfaces well with the design team to provide clear directions regarding the interpretation of the Contract Documents.
- Interacts professionally with those associated with the construction phase of the project including Owners, Architects, Designers, General Contractors, as well as local authorities having jurisdiction.
- Performs specific site observation tasks such as overall construction progress review, roofing installation, above ceiling reviews, substantial completion punch list preparation and back check, and final completion review to document construction activities.
- Reviews shop drawings, RFI’s, Change Orders and pay applications, and reviews closeout documents including record documents, warranties, operation and maintenance manuals.
- Attends pre-installation meetings, performs site observations, and other critical site visits and prepares miscellaneous reports and meeting minutes to support the project documentation requirements.
- Performs QA/QC reviews of design documents.
Minimum Qualifications
- Highschool Diploma or General Education Development (GED).
- 5 years’ experience in field observation and project administration or Construction Management.
- Independently performs most tasks without instruction concerning the results expected.
- Shows a thorough knowledge of construction.
- Displays good communication skills.
- Has experience resolving conflicts with successful outcomes to project results and client service.
- Physically able to navigate an active construction site with uneven terrain, bend/stoop, climb ladders and scaffolding to accomplish construction reviews.
- Pervious use in Microsoft Office products.
- Previous use in PDF software like Bluebeam or Adobe, specifically with markup experience.
- Must be legally authorized to work without sponsorship now or in the future for employment visa status.
Preferred Qualifications
- Bachelors in Engineering, Architecture, Construction Management or related fields.
- Previous experience with a Design/Architectural firm.
- Previous experience in Healthcare, DOD, and/or other government contractor projects.
Travel
- This position will require travel to attend client meetings and conduct site visits. The candidate must have willingness and ability for air travel, including international travel.
