Cores Management (www.coresmgt.com) is seeking a full-time bilingual Spanish-speaking COMMUNITY MANAGER for an apartment community (234 units) located in Orlando. The Manager will oversee all matters in the operation of this apartment community and be responsible for providing superior customer service to residents while maximizing revenue and minimizing expenses. The hours for this position are: Monday through Friday 9:00am-6:00pm, with evenings & weekends as required for emergencies. Yardi proficiency is required. Please note that this is NOT a Live On-Site position—no housing will be provided.

Required Experience/Education:

• At least 5 years’ prior multifamily industry experience including management, leasing and resident relations is required
• Bilingual; Fluent in Spanish is mandatory
• Prefer bookkeeping skills and financial acumen
• Must have at least 1 year of Yardi experience. Prefer Yardi Voyager and RENTCafe experience.
• Understanding of Tenant and Fair Housing Law
• Excellent written and verbal communication, interpersonal and problem-solving skill
• Excellent attention to detail and organizational skills
• Service-oriented, team player with a great attitude
• College Degree or Property Management Certification/Accreditation is a plus

Responsibilities include, but are not limited to the following:

• Manage all leasing, customer service, maintenance and accounting functions for the property. Strong leasing and closing skills are required.
• Prepare, process, and oversee the process of Rental/Lease Agreements. Sign all Rental Agreements and related forms.
• Oversee the process of collecting and posting all rents, tracking collections, pursuing delinquent accounts, issuing notices to residents and attend eviction proceedings in court as needed.
• Resolve resident problems in a timely and courteous manner. Escalate serious issues to the Portfolio Manager as required.
• Actively monitor and manage the property marketing plan.
• Responsible for maintenance to insure that unit turns are completed in a timely and cost-effective manner, that there is a strong preventative maintenance program in place, and that all work orders are resolved in a swift and friendly fashion.
• Supervise outside contractors that may work at the property and review all contracts prior to approval by the Portfolio Manager.
• Operate the property within the established budget and alert the Portfolio Manager of any significant variances.
