Non-profit Assisted Living Residence in Rhode Island known for its excellence in care has an opening for a Maintenance Technician. This is a full-time day shift position, Tuesday through Saturday.

Summary of Position:

Responsible for general building and property maintenace. Operates and maintains all equipment including the HVAC systems, high pressure boilers, generators and steam equipment. Reads and records information from meters and gauges at specified intervals to verify operating conditions. Consistently demonstrates support of the Residence by striving for excellence, contributing to the team efforts and showing respect and compassion for residents of the community and their families, fellow employees, and all others with whom there is contact with.

Responsibilities:

· Inspects meters periodically and monitors operations of all stationary equipment such as high pressure steam equipment, hot water heaters, water chilling equipment, air handling equipment and emergency power generators.

·· Evaluates the need for a change in service and adjusts controls to bring equipment into prescribed or recommended operating ranges.

· Performs minor corrective repair work as circumstances dictate, and continues preventive maintenance program.

Performs light carpentry and painting as needed to keep the apartments and the community in general looking homelike.

Assists with snow removal.

· Work requires knowledge of high pressure equipment such as, pumps and air conditioning units equivalent to that which is normally acquired through a brief period of technical training and two to three years of progressive, more responsible experience in an apprenticeship program or elsewhere.

· Interpersonal skills necessary to exchange factual information with other community employees.

· Equipment, machine, or manual skills required: good physical condition and a general understanding of HVAC and the refrigeration cycle, building repair tools and equipment. Equipment installation and basic understanding of other trades acquired through similar on-the-job training.

Qualifications:

· High school diploma.
· 2 years of trade school or on-the-job related experience.
· Experience at a long term care residence as a maintenance tech is a plus.
· Ability to work effectively with frequent interruptions.
· Follow directions and instructions.
· Identify safety and hazards and act accordingly.
· Ability to complete PM to the highest standards possible.

Physical Requirement: Sits, stands, bends, kneels, climbs stairs, ladders, and equipment, has good sense of balance to work on heights. Must be capable of lifting 35 pounds or more.

Working conditions: Some exposure to extreme degrees of heat, noise, dust and dirt areas. Ability to meet deadlines and make sound decisions, sometimes under stress. Work whatever hours necessary to maintain facility in safe manner, including weekends and nights.

Pay Rate is determined based on experience.

Pay: $21.00 - $23.00 per hour
