Asst Property Manager/Resident Consultant Job at Weston Associates Inc
Reporting to the Property Manager, the assistant proprety manager will assist in performing a variety of supervisory and administrative duties required to provide a high level of service to the residents and prospective applicants. The APM will operate within the guidelines of HUD regulations as well as operating consistently with established policies and procedures of Weston Associates Management Co., Inc.
Responsibilities:
- Handle rental applications, conduct screening of applicants, and prepares application with recommendation for Manager’s approval.
- Correspond with applicants regarding status of their application and maintain files.
- Greet and orient new residents at initial occupancy, review the handbook, the lease, the apartment and contents, and all property amenities.
- Respond to residents’ service requests by completing work order forms.
- Prepare resident certifications, re-certifications, and process billings and vouchers.
- Conduct regular property inspections including pre-move/in and post-move/out apartment inspections.
- Assist in Rent Collection, bookkeeping, bill submission, and rent rolls.
- Assist in handling delinquent accounts.
- Prepare reports, correspondence, memos, and logs.
- Cover all site operations in the absence of the Property Manager.
- Assist with the development and administration of resident programs which contribute to and enhances a community of quality living.
- Assist residents with supportive services and establish links to all agencies and service providers.
- Refer residents to service providers including ease management, personal care, homemaker, home delivered meals, transportation, counseling, preventative health/wellness and legal advocacy.
- Follow through on services provided.
- Educate residents on services available, application process, client rights, etc.
- Help residents build informal support networks, set up volunteer support programs
Education/Experience: Any combination of education and experience providing the required skill and knowledge for successful performance would be qualifying. Typical qualifications would be equivalent to:
Possession of a bachelor’s degree in management for business administration, real estate or related field from an accredited college or university; OR
2 years progressively responsible experience in the administration of Property Management preferred
Knowledge: Principles, practices, and methods of people management, property management/administration, financial administration; and budget preparation. Ability to keep abreast of all HUD regulations regarding subsidy programs as well as any other pertinent rules or regulations.
Skill: Proven organizational and communication skills required, self-starter with initiative and ability to follow through on assignments; work independently from general instructions; communicate clearly and concisely orally and in writing; proficient in Word, Excel, and Outlook.
