STATEMENT OF THE JOB:
The Asset Manager will oversee Catholic Charities Progress of Peoples Development Corporation’s affordable housing portfolio through comprehensive financial review, budget and capital approvals, and facilitate close working relationships with CCPOPD’s community, debt and equity partners to ensure optimum property performance and high-quality affordable housing experience. The Asset Manager will develop the process to establish property goals and outcomes and then measure progress against those metrics. The position will require collaboration with the organization’s internal Management Teams, Catholic Charities Progress of Peoples Management Corporation and Fiscal Department to strategize on proactive courses of action to monitor the fiscal and physical health of the housing portfolio.

  • Provide strategic direction with the goal of achieving NOI’s projections and keeping the assets in-compliance with the respective local agencies, applicable regulations, and stakeholders;
  • Analyze and track performance metrics that quantify the physical and financial health of the portfolio for use in monitoring and reporting to Senior Management and internal Boards as required;
  • Create and manage asset level business plans encompassing income-expense optimization, addressing capital needs and maintaining building reserves and planning for future re-positionings of the real estate asset;
  • Oversee contract renewal process with Fiscal team ensuring timely submission and recommendations for rent increases via subsidy renewal process (BBRI, OCAF, HAPs, ESSHI or other subsidy sources);
QUALIFICATIONS:
  • Master’s Degree with focus in real estate, finance, accounting or other related-field preferred; BA with and additional 2 years administrative/fiscal experience considered
  • Minimum of 5 years of commensurate experience in affordable housing asset management. Financial analysis and property management experience a plus.
  • Experience working with HUD, LIHTC S42 rules, REAC/OCAF, audits, and leading budget process.
  • Bilingual Spanish/English; Russian/English; Chinese/English; Korean/English speaking preferred.
  • Able to travel to multiple locations within the five boroughs as needed.
  • Frequently lifts and/or moves up to 10 pounds.
